Hey David, I am inspired by your show today, more so than the rest. I'm 33 and want to have $40m AUM before 40 years old. This is a great episode on leverage and using force multipliers "physics term you were referring to" to get to this goal. I have 5 units, and will be getting 2 more in May. This will bring me to $2m AUM. Hoping to roll this with Brandon's "the stack" method. Thanks for all the tips and titular info. Lets roll next time you are in San Diego!

50:04 would cross-training star employees be an insulating component if one is risk adverse or do you see it as watering down the effectiveness of the person?

Hello, I’m living on the Central Coast, CA; Realtor, founder of a local nonprofit corp. & ex-LE officer.
I have a few specific questions regarding purchasing a home on mls to compliment the mission of my nonprofit.
I’m looking for your expert advice on how to best initiate and execute, if my thought process makes sense to pursue
Ok I’m listening; now I’m needing to purchase all the books but I need surety not luck 😂
Any hoot, hoping to get a response with direction how to connect to ask David some questions since he’s in SF and understands California housing market.
Thank you! Very respectfully, yours truly 😊

Hey Bigger Pockets Team do you have any recommendations for DSR lenders that do not require monthly installments during rehab and will allow funds to be deducted from sale proceeds at closing? Thanks for all the knowledge you guys share! The best!

You guys ever plan on doing a video where you defend the Bigger Pocket movement for being (or) not being a significant reason for the lack of affordable housing?

Interesting question… I’ve thought of the same. I believe BP’s impact has reduced affordable housing on a short term basis. However, there will be many of the less experienced investors (that have succeeded during the last few years), who will fail in the next 5 years due to looming correction/capitulation. As a long time RE investor, I’m not sinking anything into the current market. On the sidelines for a bit until something makes sense.

I think it may have done the opposite or least balanced out, many who could never afford a home or a nicer home now can now with RE investing income/equity.

David always says to leave a comment so here's mine: stop reading user comments, it's boring and no one cares. I skip ahead when you read comments so I won't know if you read this on the air, so just don't. Thank you.

I like reading comments sometimes and it boosts user engagement which helps content creators, but it sucks that half the comments are spam like the comment above me🫤
