Having water is the key issue. I renamed the state.
Few areas with water, populations are exploding because of non weather events. No hurricanes, tornadoes, few major storms, one of the fastest growing states in the USA. After Florida, North Carolina, and the South East just got wiped of the map, more people are headed to the South West USA.

AZ land is way way WAY over priced. It's completely stupid.
Looking elsewhere proves one can buy more land for FAR less.
