Only additional point I will state per EMD and assuring your money comes back is to also make sure your state isn’t a mutual release state where the seller has to agree to release your EMD back. If they don’t agree your EMD is just at escrow forever till they agree to release. Added this verbiage to my contracts and always confirm through title/escrow instructions. So there are states that are title closing states and some are attorney closing states so they are the ones that hold escrow. so depends on what state you're in
You use online signature softwares like docusign to sign the documents for both you , the seller and the endbuyer . Title agency is the one that handles payments and assignment fees .

I need a question answered: In the assignment contract between the buyer, the 1,000$ earnest money deposit, does that $1,000 go back to them if the deal goes through or do i make an extra 1000$ on top of the $10,000 i made on the wholesale deal or does that mean that the buyer just pays me $9,000 instead of $10,000 since i kept the 1,000 deposit??? or does that mean i made $11,000 off the buyer when i only made a 10,000$ assignment fee difference
@@lutherrigby5361 alright i did some math cuz i literally suck at it but if u pay 500 EMD of a 100k house deal and u get it on contract for 120k, your buyer "gives" you the 120k to "buy" the house, and only the ramining 99,500 gets taken from that 120k, leaving u with 20,500$ left so u get ur 20k and 500$ back.
@@lutherrigby5361 soo u buy house from seller for 100k, u pay EMD of 500, your end buyer agrees to 120k, u pay the rest of the 99,500 off, with that 120k, leaving you with 20,500 left over (cuz 120,000 minus 99,500 is 20,500).

Good question that I also need clarified but I believe that you get paid $9000 instead of the $10,000
