I'm literally overwhelmed thinking, how easy you made this legal description. it's 9:43 a.m. eastern. literally this morning when I woke up I was thinking if I see this kind of questions I will just do whatever now I know my answer. Thank you sir
Question… on the last example, you divided into quadrants and 1320 was the final answer. However, I read that it was looking at the half of the quadrant. So wouldn’t the final answer be divided by two?
I was really starting to panic. I was not understanding sections of land at all! Within the first 2 minutes of this video everything I was struggling with started to actually makes sense!!! It felt like if the knot in my brain actually came loose finally. Thank You!
I passed my Oklahoma Real Estate exam today on the first try! I have to say your videos helped so much! I also purchased your course material and it was very helpful as well. Thank you!
CONGRATULATIONS that is so awesome!!! I am SO HAPPY for you! The exam is specifically designed so you can't pass it by chance or luck. Only those that put in the time and hard work to study pass. The one with the northern half? He divided that quarter horizontally so didn't take anything away from the width of the quarter if you will, thus the northern border is still a quarter of the whole 5280 feet

hi in the last question why did you divide the 5280 by 4 and not by 2 the (1/2)? I re-watched this serval times and I don't understand. Wouldn't you divide 1320 by 2?
Hi pal if someone has 10 acres farmland and he like to sell 2 acres. How will agent mark the 2 acres land which he is going to list? Should he measure by self and list the property or he should contact local county office and ask to survivor mark the land? Thanks
There are several ways you could do this. One would be to have a surveyor mark the boundries prior to any contract being drawn. In my experience, we simple drew up a purchase contract and include an Exhibt A to the contract which was a map of the tract of land and we literally drew the estimated boundries with a marker. Then the surveyor went out and did their thing based on that. :o)
My brain hurts! Lol I’m just starting and my teacher sucks she just reads of a book makes an example and expects you understand it! However I’m getting it more with you. Thank you so much
hello, I really hope you can answer my question in your math problems of the SE1/4 of SW1/4 =1320 N1/2 of SE1/4 of NE 1/4 =1320 why do they both equal the same equation? why not divide N 1/2 Also? Can You Please Explain I'm really confused?
If you were trying to find the number of acres you would divide by 2. BUT we are trying to find the distance (not acres) we cant use the same method for both.
okay, so i paused it and worked it out myself to see if i got it right, and i got 660 ft. im confused as to how it's a smaller portion of land but the same answer as the equation before that one... am i wrong?
i asked a friend that's a broker, she said it is supposed to be 660 linear feet. you divide by 2 again because it's specified to half of that particular parcel (northern boundry). not the whole quarter.
Great question... If you go to the channels Playlist tab and scroll down you will see the Real Estate Exam Prep Playlist. I have them listed as Category 1 - 11... Let me know if you have any other questions. Best of luck with your studies!
How about if the question is What is the proper description of this shaded area of a section using the rectangular survey system? Would this be under the same formula?
Correct them or at least make sure your measurement are accurate if you are listing the property for sale. So many listing agents simply cut and paste measurements from the county records or from previous MLS listings input sheets. If you do, make sure you're verifying that the information on those platforms are accurate before using them for your listing content

I agree, he should have then divided it by 1/2 to get 660.

Why did you divide the last linear by 4 instead of 8 the SE 1/4 was spilt in 2 so why doesn’t the linear mile get divided by 8
I was wondering that too, can you please explain
Anyone figure this out yet? Seems like the answer should be divided by 2?
I thought the answer was 2 also. I listened again. Its asking for the whole boundary not 1/2. Trick Question.

N1/2 of SE1/4 of NE 1/4 =1320
why do they both equal the same equation? why not divide N 1/2 Also? Can You Please Explain I'm really confused?

If you were trying to find the number of acres you would divide by 2. BUT we are trying to find the distance (not acres) we cant use the same method for both.

Do we have this Calculations in California ?
Sure do...
Does the 1×1 Mile 5280ft apply for every single property or just this example property ?
Every property
The last problem N 1/2, you divided with horizontal lines. How would I know if it’s horizontal or vertical? Would vertical be W1/2 or E 1/2?
It doesn't matter if its horizontal or verticle... The process would be the same.
Wouldn’t it be shorter if it was vertical?
Maybe I am missing it completely but where does the 640 come from?
1 acre= 640
You mean a section = 640 acres ...1 mile× 1 mile@YourTravelPlannerEveryday
I just asked my broker friend about the second equation on finding the feet in the northern boundary, you were wrong sir. it is 660 linear feet.
Nope... I just rewatched the video to make sure and my answers are correct....
Great explanations! Are you meaning compass rose? Is that another way to say it?
compass rose
How about if the question is What is the proper description of this shaded area of a section using the rectangular survey system? Would this be under the same formula?
Do you always use 1/4 when dividing in feet when comes to northern boundary? Why did you use 1/2 for second question of the north boundary?
Thank you Gary for asking a question. 1/4 and 1/2 came from a sample math question. The exam will always use 1/4 or 1/2
Thank you Paul

Correct... there are a total of about 5,000+ test questions available for each test to pull from. Therefore, every test is different.

Correct... there are many methods of calculating it it's really just about what your most comfortable with
