I was using your videos last year to study for my exam! I didn’t pass sadly I was not far off though ur videos definitely helped me out a lot and I’m getting back into studying again, I do want to say or ask why aren’t the videos labeled together on playlist like they used to be? That was very helpful to find the videos for topic I was studying for, for example property ownership playing, land use control and regulations etc etc

It means less restrictive... usually residential is the least restrictive with industrial being the most restrictive.... all the other categories fall in between. Thanks for the question!
If a factory is standing to residential area, does it mean that the factory was built a long time ago and it can’t be destroyed according to nonconforming use? Or according to variance?
hey I like this video very informative, I need an information regarding to PUD ZONE. In residential area can we have Hight Commercial zoning, if so what are the limitations to High Commercial zones.
It would depend on the specific jurisdiction that the property is located in. However, typically in change is useage requires a change or somet type of use permit...
Can i have my house to do real estate business in a residential community that is strictly restricted for residential only( with restricted covenant) ? Can i apply for a variance?
It really depends on your local zoning laws AND your HOA rules or covenants may also prohibit this type of action. Call your city planning or zoning deptartment for guidance
I just want to clarify..if you have a property that is grandfathered in for the nonconforming use that property can continue to operate as normal going forward or would they need variance permit to continue to operate as they are?

How can we find out what the plans were in certain developments. I’m studying this chapter right now and it reminds me of Jordan downs in LA.

So if a homeowner wants to build a business in his backyard would he need to obtain a variance or special use permit?
