Land vaali property is like a long term investment jo ki badti rahegi, atleast at inflation adjusted rates. Apartments also appreciate but after a certain time they start depreciating (as per inflation adjusted rates again). Apartment purchasing is more like a swing trade for a few years where we can wait for the prices to peak out and then move our money somewhere else.

Invest in top 5 performers of nifty index with closed eyes
If and only if u have 2 years to wait for that profit to appear
Far more than return on index funds!!

@@adityabothra6678 While this can beat Index no doubt but this will depend a lot on your stock picking skill and luck. As we can see, stocks like Bajaj Finance, Asianpaints, HUL, HDFC bank etc which are heavy weights in Nifty consolidated and didn't perform well in the past 2-3 years, the same might happen with the 5 stocks which we pick. So, it's a little risky bet but yeah chances of losing your money are very less.
