    Gorgeous finishes. I really love that they recreated the elegance of the classic UES townhouses with the crown molding and herringbone floors. It's on 82nd between 1st and 2nd Avenues, though, so it's in Yorkville rather than the prime area of the UES along Madison, Park, and 5th Avenues so hopefully the prices reflect that.

    The apartments are each splendid with a traditional and modern flare. Lot's light and cozy spaces to escape to calm..woderful views and location it has EVERYTHING ..Thanks Ryan, David and Andrew for a tour of this is it!

    Loved the video! Those counters are actually just quartz, not quartzite. Quartzite is more comparable to marble and is mined from the ground, much more fragile than quartz. Quartz is man made from ground stones such as granite and then combined with resin. Which is why you get a more refined and uniform look.

    Will be really nice to start seeing color back into interior designs again. I know the white looks clean and modern but it is just so boring. At least an accent wall here and there and maybe some art or glass with some pop to it.

    Although technically Yorkville, it’s no surprise how many of the units are already in contract. These apartments are fabulously appointed, and it’s so rare to see so much private outdoor space and amenities for a building with so few units. I just lament that the developer tore down some beautiful period brownstones to build this!

      Yorkvillege and UES is essentially the same thing. You have Q line stop right there and you have Whole Foods and Fairway just a few blocks away. This is not NYC in the 80s...

      @@mrvk39 I view Yorkville as a sub-neighborhood of the UES that is generally less desirable than the prime areas around 5th and Park that come to mind when most people think of the neighborhood and pricing should reflect this. But you are correct, especially with the Q train expansion Yorkville is not the relatively isolated bargain it once was.

      @@jamesalexander780 yeah, everything along 5th-Park Ave is expensive from 59th all the way to 96th, regardless of what it is called. But I don't think there is any price difference between being in the 70s vs. 80s or 60s. Actually, I think that 80s might be better because there is an express stop and better shopping options. And yes, Q train made east of Lex avenue area more appealing. Like 180 E88 is Yorkville but on per square footage basis, it's about the same price as the best new developments on Park Ave. No one would've built something that expensive there 20 years ago

    The units in this building are very nice, just one design flaw, no windows in the kitchen. Let’s just say, don’t heat fish in the microwave, it stunk all the fabric on the furniture, and clothes in the closet.

    kudos to Ryan for being a great salesman. The finishes are really nice as well as the overall refinement. The drawbacks I must mention are the counterspace which is actually limited and also why put an electrical outlet right smack on the marble instead of under the counter somewhere? Otherewise, good luck!

    I'm not 👀 looking to buy, plus, I can't afford such luxury, plus, I live in Massachusetts; but, the first apartment shown seems to be advertised for marriage couples based on Ryan Serhant say on the balcony that mate can talk to their wife on other balcony connections to first apartment shown, however, both apartments shown were beautiful.

    You can "reach out and touch the Met (museum) it's right over there"? IT IS 3/4 MILE AWAY !!!!! as is Central Park. Subway is 4.5 blocks. (86/2nd Ave)

      You clearly don’t live in the neighborhood. There’s an entrance to the Q train on the corner of 83rd & 2nd. This building is on 82nd between 1st & 2nd, it’s literally in the middle of the avenues. So technically it’s only 1 1/2 blocks from the subway. That’s a 1 min walk, 2 mins if you’re slow. They are full of it in regards to the MET, that’s a short trek but doable. I’d say about 15 mins walk or you could take the M79 in be there in 10 mins.

      According to the MTA subway map and Google maps, the Q train is listed as 86th street. Also a 15 minute walk is not "right over there". "Right over there" if you're looking from a rooftop mile away. He also said Central Park is a little bit farther. The MET is IN the boundaries of Central Park (Fifth Ave).

    I’ve always wondered what the interior of this building looked like since it’s 2 blocks from my apt. I watched the building process from the ground up and I have to say I’m disappointed. Low ceiling, basic finishes, lacks character and overall feels boring and redundant.
    The main problem I see is the developer couldn’t decided if they wanted to go modern or maintain the traditional Parisian vibe classic UES buildings have. In the end we have this odd mismatch of styles. The traditional molding and herringbone flooring mixed with those basic modern finishes and low ceiling. The bathroom is super modern compared to the rest of the apt and the kitchen is a hodgepodge that already looks dated but in a bad way.
    I will say that I’m grateful the developer was more streamlined with the exterior. The building isn’t an eyesore in the neighborhood and fits in pretty seamlessly with the brownstones neighboring it. I think the smartest thing they did was add the parking garage.

    Really nice presentation but very average apt(for its price tag) Low ceilings, view of a brick wall across the yard, very narrow hallways.

    If you take out all the fancy furniture you are still left with a small kitchen, 8' ceilings and a very limited size. The "dressing room" is a small closet. If the apartment were not painted all white it would look like a cave.
    It's beyond me why anybody would think of that as desirable for the insane price.

      Scarcity. Plain and simple. Supply is low and demand is high. And because of its less than desirable location, dressed it up as best they could to make most $$$.
      Edit: Would like to add prices are insane because of money printing. And who's closest to the money printing? Wall St/NYC. Thus the insane prices.

    If you're wise, you won't want to live in NYC area. It's not worth it anymore and the stress levels there is so high. Other cities (and way cheaper and safer during pandemics) are slower paced and serene.

    Blaisé....not impressed at all. The kitchen is small, you didn't bother to show me if there was anything that would impress me there at all.as The living area, it looked extremely cramped with what little was placed in it. There was a table capable of sitting 8, but a living room with seating for 5 maybe.
    I am definitely not impressed with walls that cost more than square footage of my home.I'd rather have the square footage.
    Must say I am impressed with the floor though.

      I know right? My apartment is about 100 sq ' larger with an eat in kitchen and a 3-season porch and I'm like paying $825 a month. Oh sure there's hookers down the street and drug dealers across from me but that's for convenience. LMSFAO!
