I used to think some parts of the government were good but in the past few years I've seen signs of major corruption in every branch of government. I'm not against a big government that helps the people but when the government only cares about big corporations the less government the better. Its a strange world we live in where someone who believes in democratic/left ideas wants a smaller government.

I owned a condo once, the yearly owner meeting with the financials never made sense or added up and we weren't allowed to question the discrepancies, it was a joke.

If you're really concerned about your HOA, the best path is to be one of their officers. That's what I did, and got to see it from a totally different perspective. That's the reason that HOAs get away with what they do. Not one wants to serve on the board.
Yeah I've wanted to serve on the board but I have a 50-60 hour a week job with a long commute and there have been a few family crisis so I really don't have the time.

@@Joce123 Well, surely, I did. But, if I didn't, I'd have made the time if it meant keeping an eye on the people who make rules regarding my neighborhood. The real kicker, is that there is never much competition for any of the positions on the board. Out of a hundred or so residence in our subdivision, we could barely scrape out the five for our HOA board. Like everything else in life, if you want something done right.......

Went throught the same deal in Las Vegas at the Greenbriar property. Seven of the condo higher ups stole all of our monies and fled the country. This was back in the '90's. All we could do was wait to try to recover. Roofs, painting, basic maintenance took a severe hit! Took us 12 years to recover the lost funds. The neighborhood was never the same. I fled after 34 years of residency.
I'm a gold and silver stacker. Trades under 10,000 are not recorded upon purchase. If you buy American Government Issued gold or silver there is no capital gains tax once you sell. If you have generic gold or silver you can trade at a bullion dealer for American issued gold or silver. Yeah, you'll take a haircut but it's worth it. The trade with my bullion dealer would be 6%, sure beats 28%. Keep your trades under 10K in cash. Only ,5% of Americans are investors in precious metals. Imagine what the price would be if investing doubled or tripled. Currently silver is a diminishing resource so in the next few years even without more people investing silver will increase in value. YTD silver is up 36%, gold 29%. I saw this coming 3 years ago. Stackers say if you don't hold it you don't own it. Beware of vaulting your metals you may never see it or your money.

I've always said it... If you buy a condo make sure it has no more than 15 to 20 units and with no amenities.
Reason why is because the less units there are, the more your vote count for elections in case you want to change the HOA board members. If a high rise condo has 500 units then your vote is too diluted, however in a 10 unit apartment your vote is 10% which is good.
No amenities like pool, sauna or fancy jacuzzi because it increases maintenance fee, emergency repair and creates opportunities for corruption from greedy property managers and board members. I wouldn't want to pay a thousand or 2 thousand for condo maintenance fee, not only is dumb but a horrible investment long term.
Lmao no.. I just stepped down as President for 40 units, no amenities. Why did I step up? Lazy members let the previous President run the show and 75k disappeared over a lawsuit he wanted to win. One large storm & claim later and our insurance cancelled, no updates for 2 decades and roofs shot. I worked my butt of setting the ship to rights but was ALWAYS the bad guy to…the LAZY members. I painted our speed bumps and did so many little things because we were broke- it’s ALWAYS someone else’s job to the squeaky wheels but it’s the memberships fault if they don’t hold the Board to their job or step up themselves 😂
Also, buy a condo that is no more than two stories and has no elevators. Elevators are very expensive to maintain.

We have changed property management companies on my condo twice in the two years I've owned my unit. There are many shady management companies that are ripping off owners with overcharging for repairs.
It sucks. Seems like every level of bureaucracy, business, or both has to take it's cut.

I wonder why we in Yugoslavia never had any "property management" in buildings where we lived. Pipes were made of steel, thick as man's arm (I am now in North America. The latest I heard is they now make pipes of plastic?! Probably because they want more autism, more neurological disorders. And before plastic, they were using copper?! Thin as man's hair and in accordance to buildings "code". Between copper and plastic choose your poison). And I have never heard anybody's apartment was ever flooded. To manage what? Repair what? I used to give painting estimates for HOA’s. They didn’t want a detailed description of the work but yet they wanted it really cheap. I gave him the best price I could because I wouldn’t negotiate. I didn’t get the job. I’m glad I didn’t.
The city planted the trees watered them. Trimmed them. I would sue the city because their trees ruined the sidewalks.

I've been stacking both gold and silver since 1993. On March 18, 2020, I traded all of my gold for silver and now only have silver. That trade has now tripled in value. When I traded my gold for silver, I did it private party and have avoided any and all capital gains taxes because I was smart about it. In 1993 till 2008 I was mostly stacking gold and then switched to only stacking silver but never paid more than $14.50 an ounce of silver till July of 2022 and then I started stacking silver again.

Here in the UK, we don’t pay capital gains on any amount of gold and silver, as long as it’s produced by the Royal Mint, ie Gold or Silver Britannia’s. I do wonder how long this will remain the fact though 🤔
Always I think. It's why it has an irrelevant Pound Sterling amount on it (£2 on silver, £50 on gold I believe, though correct me if I'm wrong). Because you can't tax money by law. For them to start charging tax on Britannias, they'd have to remove the legal tender status of them and mint new ones without the amount.

Yes, we sold our property with a Norway Maple pushing up the sidewalk. Tree (and sidewalk) belonged to the city; all we could do was have them come out and trim the tree as it would really snarl up the powerlines that ran through it. Now we have a home and yard with no sidewalks. And no messy maple tree!

That sidewalk rule is the way it is in many cities. I worked for the city of Portland Oregon and live in Vancouver Washington and they both have that rule.
I find those sidewalks charmy looking. Let them be. And forbid lawsuits by issuing a Putin-like decree. And problem solved. You ran and fell? And died? So did victims of Helena. Bad luck. Sue God. Business as usual. Life is too short.
In Oregon when they put in sidewalks they put a tax lien on the property that has to be paid when the property changes ownership my grandparents place was sold and they had to come up with over 40k for the sidewalks

Most condo boards are honest in not stealing from the dues, but many get kickbacks from the condo vendors. Since these board seats are non-earning positions, why would anyone put up with the BS serving on the board unless there was some form of remuneration?

How about ALL the condo owners be forced to take their turn on the HOA board for one year?! And how about the condo dwellers actually be required to attend at least several meetings per year??

In NZ where I come from, the seller ALWAYS pays the agent's commission. A buyer NEVER pays commission. If an agent shows a property to a potential buyer< and the buyer purchases, the seller pays the agent's commission. Anything else is just a rort designed to take as much money from property owners as possible. And if an owner wants to sell the property themselves, they are perfectly entitled to and then there is NO commission payable to anyone.

I am a realtor in San Jose. I have a listing where I told the agent that seller it offering 2%. When they made an offer, he asked for 2.5% We countered on price and commission and ended up setting on 2% to buyers agent. I know many agents are still offering and getting 2.5% but I believe that will decrease as time goes on.
I lived in Sunny Isles for a couple of years. Hearsay was that there was alot of underground Russian communities living lavish lifestyles through means of embezzlement.
So much of our country is suffering from infrastructure taxes and the money collected doesn't get put into the places it needs it.
Upper class neighborhoods get all the services and lower class get nothing.
Trees in the side of the road is another can of worms. So many love the trees and don't want to see them go, but there should be other trees that don't damage and fit better planted.
Many trees were installed without the home owners consent, just part of the original design.
Taking down a tree can cost me $6000 here in Virginia.
Many neighborhoods don't hardly get sunlight because of the old growth trees that were just too big for that application.

I had a job that put me in court for many different types of cases. It was every week that the court calendar had law suits that dealt with HOA fees or some kind of HOA violation. These HOAs had the power, via contractual agreements, to put liens on peoples property, for various rules violations. Some petty, some more serious than others. Some of the violations were extremely petty and lots of in fighting occurred. ie; color of your front door. I made up my mind right then and there, to NEVER get involved in a piece of property that has HOA fees and rules. The enforcement is sometimes arbitrary and some people do not pay their fees. On top of that they just keep going up and you have absolutely no control.

Notice that the house was sold in 1981 for $134k. That is about the time my parents bought their second home after we moved. They paid $65k for a home twice that size in Chico CA (100 miles north of Sacramento).

If you trade gold for property it’s not a sale. Saves a ton of value. Why would anyone report a gold sale in the first place?
Gold IRAs. They make no sense. Holding gold but meeting reporting requirements destroys the stealth aspect of PM ownership..
Problem is, it has to be registered. Joe Blow sells you a home with 3 acres for 20 pounds of gold at today's price. Now, the property is in his name. You need it transferred. You have to go through every motion that you do for a cash/financed sale. The gold must first be liquidated and transferred directly to the title company in U.S. dollars. THEN it is effectively the same as a cash sale.

@@rightright6582 I don't know about a specific law but you can go to your local title company and tell them they will be accepting gold for the transaction... they will tell you no, you must do the transaction in U.S. Dollars drawn on a financial institution (bank, credit union, etc). They aren't in the business of trying to determine whether your gold is salted with tungsten rods, or the incorrect weight. Your state might also not allow gold or silver to be considered legal tender.

I used to own a duplex. I was responsible for the sidewalk. Not that I could use my “property “ any way I wanted. Cops would go by and ticket anyone parked with a single car tire on the sidewalk. If anyone is allowed to walk or play on my sidewalk, cool. But how can I be required to fix it, suffer the consequences if someone gets hurt, but I can’t say they can’t be there???

You don't have to pay capital gains tax on gold. You sell it to any gold coin shop and they will give you cash. They don't report anything to the government unless it's 25 ounces or more sold or bought.

This is why people should STEER CLEAR of Condo HOAs at all costs! I lived in a condo community in CA; the Board held absolutely no reserves on the books- been siphoning off money for years. Homeowners have no control. I sold condo and moved ASAP.

Absolutely. I got away 32 years ago.... had to start over (long story) but have been doing well until now. With the economy imploding, we'll see.
A lot of relatives are still there. Some of them regret it. Some already left.

@@gracechen513 If they have the government jobs and connections. Or inherited a load of money. Or are in the entertainment business. But many ordinary folks are stressed and finding themselves a paycheck or two away from losing their homes or being unable to pay the rent. This is compounded by the cost of living there (yes, depending on area; it's more spendy to live in Mill Valley than in Fall River Mills....) compared to the average in the USA. I've been in the Midwest for 31 years now, and it's been a lot easier to thrive.

I've lived in a few large neighborhoods that had an HOA that were run by homeowners who volunteered their time...they got no compensation. There was never a problem with Karens or thievery.

After watching this I realise there is so much difference between the USA and Australia.
First, here in Australia having a buyers agent is an abnormal thing. Most people do their own house shopping and don't need a buyer agent. Yes sellers still have an agent.
Second, we have something called rates which is your equivalent to property tax. We are currently screaming at our government because rates on the average house has reached just over 2k per year.
Third the verge and road is public property and the local council is responsible for sidewalks and roads. Any repairs is on their dime and if they need to repair the cost goes to every house in the area, not just the house near the sidewalk. If anyone trips or falls on public land it's the gov that gets sued.
19:34 many places want to complain about a lack of sidewalks or maintenance if you have one, but in the end they just tax you for your portion?
I could install a nice sidewalk in front of my house, but besides being illegal, it would open me to lawsuits and other problems.

Did that 96 year-old woman that you mentioned in a previous video get to stay in her nursing home unit for life, despite the new investor trying to kick her out? Maybe she can just pay to fix the sidewalk in front of her home as a "compromise".

@@ebx100 Sorry ! I was just joking-she's alive and well. She's still living there, and they've decided not to kick her out. However, in the future, elderly people might be thrown out of such nursing homes, and we'll see more seniors on the streets in their underwear and without identification. That's capitalism for you; it has never had a human face. Just look at Palestine-that says it all.
I live in California and the city owns the sidewalk and the land closest to the street. They have to maintain it.
