It would be fairly unworkable to have friends to be members of a SMSF. Different objective and different plans. SMSF can borrow money but the bank would not loan 80% of the value of property, and also at higher rate than an investment loan. Within SMSF at a low taxed environment, leverage is not that useful for property as an investment as well. Shares/ETF is better and more liquid invested inside SMSF structure. For investment properties I prefer outside super, because I can use them for negatively gearing properly.
