I wish loquats were this productive where I live ! We're lucky to have half a dozen fruits after exceptionnally mild winters here... I've only seen loquat fruits twice on one of my neighbors' trees in twenty years ! They flower in early-mid winter here, and the flowers are always destroyed by frost... For me, the easiest subtropical fruits to grow are feijoas for sure. Hardy passionfruits do quite well too, even though they die to the ground each winter. I can't get loquats to do well from seed, my neighbor has a nice sized seedling tree that grew in his fence five years ago (last time he got fruits), but mine have barely grown 20cm in 4 years (from store bought fruit)...
... here in Spain we also have small fruit varieties but as a rule if you want them larger you have leave only two or three fruits per cluster. I also have problems with the cold when the flowers set.
How many sqm is your land mate? also do loquats seem to spread wild in Melbourne? birds spread them everywhere here, i love it, free wild loquats galore lol

In your case, I'd try a known variety from Daleys online nursery.

Land is 1300 sqm. Yes, loquat seeds germinate readily, I pull up dozens of seedlings every winter. The champion of tropical trees in cooler climates.

Any roadside seedling will be fine. I haven't tested known varieties, other than a dwarf Nagasakiwase which suddenly died this past winter.
