- This video is purely my views and opinions on the land scamming in Gambia. The tips I have given are based on my own experiences and the experiences of friends around me in Gambia.
I do not hold any professional qualifications nor work in a professional capacity with the Lands and Surveying department to share any official information on their land management process.

All governments in the Gambia have dropped the ball on land registration and ownership in the Gambia. Until land transaction are made public information in an open data system that records all ownership...there will always be this issues. Its pathetic!

I don’t think you watched the video to see the government are actually doing something about this. For now you cannot stop it as it comes in some many different ways all you can do is keep your and your investment secure by doing the appropriate checks and follow steps to avoid being scammed

Property Ownership and Development anywhere are not for the feint hearted (and yes building, even a boys' quarters / barn/ extension, etc etc counts as development 😀)
In my humble opinion, if it was easy EVERYONE would do it, but the lack of transparency/ clear coomunication on land Regulations and Laws makes it hard for anyone without RELIABLE, HONEST and knowledgeable networks. Not just one guy who "does it all".
The number of times I hear people shouting down solid advice from experienced people, because their 'well connected' 'uncle', neighbour, friend, husband, boyfriend, etc told them xyz or because they have been introduced to a minister or other authority figure...
Chile. Don't make it easy to be conned.
Looking for shortcuts, not using competent, checked and TRUSTED professionals

Thank you Zandelay I am a Gambia who lives in the U.S and went through land scamming. This has been a big problem in Gambia especially us that lives in the diaspora. Thank God I got my land back and the government is doing something about it. Is devastating

This land problem is beyond our control, government has to step in and do their due delegance, I had the same problem but with me it was a close relative who sold my property, I couldn't do anything as it is a family member, people are just greedy.

They not getting any jail time for it that's why they continue to do it you encourage it because there is no recourse for it

why is there no sewage system or waste water infrastructure in many areas like farato just stagnant water e erywgere during rainy season would this stagnant water mix with sewage is this ever discussed or just land land land
@@beanerschnitzel794 I’m not sure, I was addressing the conversations about land issues and the government have started to implement changes. Maybe you could do some research and post a video on your channel about the issue you would like to open conversations about.
Because someone puts a value of £30,000 on a £9000 piece of land doesn’t represent all land prices.

is the water table causing issues that could interfere with growing certain crops what soil testing is done is climate change sinking certain areas can you build on sand ! When you drill for well water is this water contaminated is water testing done does the government still own the land after a certain amount of years are they going to implement property taxes in the future so many things to consider
@@beanerschnitzel794 property taxes have always been implemented in Gambia. The rest of your questions I don’t know as that’s not my specialty. Maybe you can ask Google or give a call to the interior minister or the minister of lands and survey department. They maybe able to help answer all these questions. Over never heard of soil for crops being an issue you can throw watermelon seeds on the ground in my garden and the following year we had watermelons. I have mango, limes, grapefruit, oranges, avocado, soursop, coconuts and Papaya all in my garden that grow loads every year.
My land buying experience was seemless in The Gambia. Aduboy Properties took very good care of me throughout my process. Highly recommended for those considering owning a piece of The Motherland!
I think you mean "seamless". Not being rude but that's the sort of detail you need when checking land transfer documents. I've never heard of "Aduboy Properties" . It would be crazy to risk buying land without carrying out due diligence.

Obviously, that is what you pay them for. What else would you hire a solicitor for?? To do the checks that you can't do!
Please consider purchasing from TAF city in the Gambia.
Only problem is that TAF is lease hold and many want freehold to pass on to their next generation
You can pass leasehold to the next generation. Most land in Gambia is leasehold and our parents have been passing on these leasehold titles to their bloodline for a long time. Renewing the lease is effortless. With the new census and rapid population growth, the government need to act fast to tighten the land laws and reform the land act. If not, i foresee lots of problems in the near future.
You are correct.
Most of the lands in Gambia are leasehold for 99 years, and that can be passed down to the next generation.

Go to Google and type in EXACTLY what you wrote and you will find a website with a list of registered law firms who also provide details of their area of specialism.

I found your video very confusing. First you say you know of so many land scams you couldn't write them all down. Then you tell people oh but you can still purchase land🤔🤦🏽♀️ The most troubling part of your video is that you keep using the term purchase yet anyone who's done a litte research knows foreigners can only LEASE land in Gambia. Please try not to lead people down a road that leads nowhere but trouble and heartache.💯
Who told you that foreigners cannot purchase land in the Gambia? Foreigners are buying and owning land in the Gambia
