Part 1: I was curious about the new condo project in Dumaguete - Futura Shores - so I walked there.

    I like at this development they have the two and three bedroom options. That is going to be a game changer for many.

    3:02 I thought they were advertising "unobstructed views" because tall mall + hotel being built in front of it which is likely to ruin the seaview.
    My bad, was referring to their other development called Marina Spatial.

      Yes exactly. I stayed at Marina Spatial in Nov of 2022. The views will be gone soon..

    I know by your aerial view , the location is right at Agan-an Beach in Sibulan, just walking distance from tip end of Dumaguete airport runway and the also walking distance to Silliman beach and towards the amenities North point of Dumaguete. We had rented a property by the beach few meters up this beach. The Dumaguete Airport will go sometime. It will be moved to Bacong area where the International Airport will be constructed. I heard of SM Mall likely coming taking Dgte airport. However living near the beach with only few meters above sea level is not good. I have a beach property, inheritance from my folks, we have a vacation Kubo house there. It's nice living by the beach. However, the last 15 years I noticed the difference. The sea level is increasing. It cost me to mend the sea wall for my 2000 sq meter beach lot protected, and what a hassle it is. I'm not living there. I didn't buy it, but if were to buy any beach lot, it should be with a land at much higher elevation with thick strong rocky frontage facing the sea. The location of these condos is nice but consider the rising sea level, buyers have to put safety of their investments in the long term.

      This location is south of Dumaguete. Those aerial views are just drawings from the builder. I included a map in the video showing the build site that I walked to.
      I agree about being so close to sea level near the ocean. Not a good idea.

    Coming, maybe sort of soonish (5,10, 15 years??). Yet another poorly constructed condo project that very few locals can afford and only unwise (imo) foreigners purchase. I am happy to rent here, I would never buy. Way too many things can go wrong and the reality is that many foreigners decide to change locations or even move to another country in SE Asia. Hey Tom, I will go check it out, I am here and have a bike. Cam

      I agree. Renting is for me. Especially in the Philippines. A Thailand condo might be a safer bet.

      @@tomsaway123 Thai condos look way better! The stand by which they're furnished's topnotch too. Problem is, the government keeps changing its mind about its residency options. Elite Visa seems great, but they can easily pull the plug on that one.

      0:36 We built our own home 6 years ago near Tagaytay and couldn't be happier. Renting in the Philippines isn't great. Especially with neglected properties, barrios noisy, packed in like sadines. Forget Dumaguete. Better in Luzon Tagaytay or Baguio with cooler weather, hospitals, regional shopping and many culturally ethic diverse restaurants.

    The condo sizes are lously and obviously designed for native Filipinos and not for westerners. Studio is too small. Two bedroom in 32 sq. m. is too cramped. The ideal size for a westerner is 45 sq. m. for a one bedroom plus balcony. Also, the beach is much less than to be desired. Point 4 is can the town absorb such a huge increase in population with the current infrasturcture? All around I'd say it's a very iffy proposition. I wouldn't want to discourage anyone from buying in though. I wish them luck in their endeavors. Great video!

    that futura shores in noreco road Mangnao is just a few meters from my house. we have two houses near that area.

    Dumaguete needs more condos by the beach but with decent size rooms from 45 sqm for 1 br to 100 sqm for 3 br.

    The audio in this video sounds very good considering the traffic noise. Can I ask what mic you were using? Duma needs more condos!!!

      That’s with the built-in mics of the Insta360. Talking very close to the camera. Not always so good. I probably cut the bad spots. But thanks!

    Those rendered buildings are ugly as sin! The developers need to take some inspiration from Bangkok condos and not Russian ones. LOL
