    Great run down. The biggest thing to take from this in my opinion is that any numbers you get just assume they are garbage. Get a clicker and spend a week or so counting customers over day parts and the median menu price. I personally like buying store fronts that are closing or looking to retire. If their foot print works for one of our concepts with a little tweaking we will spend time dissecting it. Fresh build outs are awesome but the overall cost is brutal. Good luck everyone jumping in. It’s a hard but rewarding adventure

    These are all great tips. Especially the equipment purchases. One question I ask is, is the equipments going to handle your new menu. Is the equipment going to be able to put out enough product to to be profitable? They are 2 separate questions.
    Best thing I tell people, come up with your concept, now cost it out down to the penny and make it profitable on paper. Call venders, lay out all of your recipes, cost them out to the ounce. cost out tables, chairs, lenin, waste disposal, insurance,HR costs, accounting costs, Labor costs, training costs, everything. Storage costs, electrical, equipment, sanitation chemicals, smallwares, location, traffic counts (Use statistical analysis ) traffic direction, websites, marketing. Customer safety cost, security, fire suppression, alarm companies. Licenses, abc inspections, taxes. This is not an exhaustive list.
    Now, calculate how much all of your recipes cost. cost out how much inventory you need on hand to operate for a month. Now, using your recipes, how much and how many of each of you items are you going to have to sell to turn over your inventory 1 time. How much profit do you make off of your inventory turning 1 time. Play with it all in spreadsheet untill you can make it profitable. You might not be able too. You will need to make changes maybe all the way down to the core concept. Happy spreadsheeting.

    Hi, I was going to ask a question:
    What do you think of leasing a space that used to be a restaurant? The hood is there, kitchen (without equipment), it has a bar, flooring, bathrooms. Essentially it is ready to be a restaurant, you just need all the cooking equipment, tables and bar equipment. The cost is 0 upfront, just the monthly lease. For a 3700 sq foot place, the starting price is about 6000 per month including taxes.

    Yes, restaurant's are opened with as little as deposit + rent, + utility deposits. Unfortunately, you need 2 months rent, as a minimum. These local restaurant, suffer a slow death. three have failed.

    Remember the time consumption to gain popularity ...it takes 2 until 5 years to make ur resto Popular and open the Resto consistently every single day without fail and try to have another income settlement to subsidized your daily need and expenses for the first 2 years and focus ....dont look back ...dont look right or left ...just look and listen to the things that you need to Improved on all aspects

    When you say the restaurant for sale do you mean that it's for sale or can it also be for lease or rent the reason why I'm asking is I'm looking at a rental property and used to be a restaurant it's still is a restaurant but the owners are no longer renting it and I want to take it over can I still use that same process please get back to me at your earliest convenience
