Love it! there's no waste of space, all are consumed and make use of it, love the design and overall aspect of it, just the windows, but i know it can be modified to like sliding windows, so in times of brownout or needs some fresh air, it can be opened. overall as i said this is great design. congrats! hope no one copy it make it their own without consulting you first.

What is the floor area of this design and the lot area as well. I really appreciated your design. I just looking for some storage like a cabinet in those room plus a small study table. But over all it was very modern and elegant. Congratulations. I hope you can make a design situated on a 120 sqm lot having a fire wall on the left side, prime consideration of the ventillation, storage. At least 5x12 sqm floor area because our lot is 6x20.sqm. with 4.bedroom and 2 or 3 toilet and bath. Thank you very much and God Bless

We’re having a 200sqm rectangular lot. Can you please give me an idea with the house? A two storey house. I want an open concept living room, dining room and a kitchen with two bedrooms on the ground floor, plus dirty kitchen, laundry area, terrace in front of the main door with just one car garage and T&B. And on the first floor a balcony, masters bedroom with our own T&B, our own coffee station inside our room, small sitting area, a nice walk-in closet and access with the balcony. 4th room on this floor, another separate T&B, small living room. With a small backyard.

I have a 7m x 20m mini elevated lot, main road facing east and the back facing the sea view, I like the design, need to put terrace in the back while viewing the beautiful sunset :) planning to put a big garden in the back. how much it will cost if i make 2 bedrooms sa 2/F and make it a family room instead of the 3rd bedroom?

I think you kulang po as meron setback requirements ang corner lots different from regular size lots.. :)
yan din gusto ko kahit half wrap around balcony kasi yung side gusto ko may firewall 2 storey with roof deck 3 bedrooms with mini mart my lot is 125 sq.meters minus set back,more likely 70 sq.meters? I love the design..
