I see your videos are very helpful, I am preparing for NMLS( for loan officer )exam soon. Worrying about how to prepare well for the exam. Any suggestion is highly appreciated.
Oh boy... great question and an impossible answer. You need to petition the local governmental bodies to take action. It's expensive and most don't want to do it so they pass rediculous ordinances to require landlords to register their rentals, etc. None of which shows any substantial data that reducing exposure. If you're passionate about it... become vocal! 😀
Why would the City remove a private property's lead-based paint? Remember when you say "City" you are not talking about some corporation that has profits to draw from, you are talking about the citizens of that city and their tax dollars. Most people are not will to pay their hard earned money so a private house can have it's paint removed. That is not something that is beneficial to the public, only to the people in that private house. Whenever you say, "Why doesn't the government start doing this?" What you are saying is, "Why don't we all pay more taxes so the government can start a new program."
When calculating NOI you mention deducting expenses.. and what they could be, including Taxes. I previously learned that Taxes are not deducted to determine NOI Please clarify
Which video? I didn't say that in the video where I show you how to calculate NOI.... maybe in another video I mentioned property (real estate taxes) which would be an expense... let me know :o)

@@renibruner9556 taxes such as property taxes and payroll taxes, sales tax, etc are all considered operating expense that are tied to a specific property.
