    He is putting himself out there which means that he is willing to learn. We all start somewhere and you don’t know what you don’t know. I wish him success and advise him to continue learning and mastering. These are made public for constructive feedback not ridicule so let’s be mindful of that.

    I appreciate this call example. It reminded me of when I started out in Customer service inbound calls. What I had to learn and remember is YOU set the tone and keep control of the call by discerning your customer. As Mr Maxwell said match the personality of your customer. If high energy, fast talkin then get to the point.. if it’s a “ talker” then take a little more time to build that rapport. Either way go for those key points if what the customer is WANTING but also NEEDING.. excellent example.. thank you Mr. Maxwell. Much inspired!

    I cold call all the time and say it’s more intuitive than analytical. Without chemistry on a call, it DOESN’T matter what you say. Even what Max said in the beginning doesn’t matter. That’s being WAY too analytical. People either want to talk on the phone or they don’t. You don’t have time to CREATE a sale and this doesn’t sound like a true cold call which makes it worse lol

    I’m at 4:40 and I can’t take anymore. I own a few properties and had someone call me using this same kind of script. Like this guy, they sounded like an unprepared salesman so I just hung up on them. Crazy thing is that I actually was interested in selling the property.

    Overall, he needs some sales training and should have already looked at comps if he was calling a warm lead. The Seller was definitely not angry, by any means. He just didn't believe the caller was serious.

    @Max I'm new to the business. I'm 2½ weeks in. What I've learned from this is that you HAVE to be confident and stand firm in conversation like that one. Let the conversation flow... You know the information you need from the seller. Just make it happen... That's all

    This is great stuff, I sell real estate in Zambia. Things are a bit different in terms of the technical aspects of the transactions but the calls and negotiations have the same dynamics. Might submit one of my calls soon

    2/10 call performance. Needs to speak with more confidence. Needs to be ready with points before hand. Needs to know the key areas of the conversation he needs to touch before starting the call. Should use proper language to sound more experienced and professional. He should never read through a script in a middle of a call. He should never corner himself in a conversation and start stammering (blubbering). He needs to focus more on the conversation and less on the script or outcome of the call. I recommend some improv classes for him so that he knows how to come up with things to say on the spot.

    Some people are just assholes, in NY it’s tough people over here are really sensitive. Even when you try and match their energy they’ll think you’re trying to have a fight with them and they’ll hang up, you just never know with people sometimes you catch them in a good mood sometimes it sounds like you’re speaking to a serial killer. You gotta cut the bullshit with aggressive people like that and let them know the deal, don’t try and be sweet and nice with those people or else you just empower them to step on you more. Stop them in their tracks and if they say hit me with a price say, do you give offers on cars on Craigslist over the phone without taking a look under the hood? Tell them listen I’m buying houses all cash no mortgage and I obviously have to ask some questions first then set up an appointment with you to take a look if everything sounds good. You need to hit clients with analogy’s to simplify it without talking too much, people understand analogy’s better than yapping too much about details you just sound like a vacuum salesman if you talk too much. Say listen I won’t know a price until we speak a bit and then I come take a look, if you had detailed pictures online and paperwork stating the condition of your house this would be a lot easier but that’s never the case usually brotha. Don’t kiss ass too much people think you’re trying to rip them off when you kiss ass, sound natural as if you’re talking to a friend not exactly but similar. If it’s a nice person you’re speaking to mirror the niceness and actually care about what they’re telling you, don’t skip past what they’re saying about their day and fast forward to what you want to know. You’ll make that person feel un cared for and like a piece of meat, it’s all about the type of person you’re speaking to.

      Thank you for your response. I'm learning and researching about doing wholesale real estate and decided to listen to cold calls. I'm in Texas and absolutely agree about your response on dealing with people with the way they respond to you. It's like be respectful, but don't allow anyone to talk and treat you like ish and you still continue dealing with them "nicely". Match their energy in a respectfully but business way and cut to the chase and definitely use examples and analogies based on the information they give you. I have a really good friend I met working years ago from NY, and I've had to tell her "Everyone doesn't need cursing out or you have to understand everyone is coming for you with negative intention." She's calmed down a lot, but maybe our southern hospitality rubbed off on her, lol. Like you say, cash is King and I believe there's always the next deal around the corner if the butt hole wants to be difficult just because.

    Most training/coaches/mentors tell you to call blind and research after you find out they're interested in sellling. This obviously didn't work in this case.

    Working at a call center they use to tell us to “keep to the script” instead of matching the caller which is what I use to do, it rarely worked..n if I did go through the whole script it’s cuz the person wasn’t fully knowledgeable

    This was a great cold call example! I agree with you Max he did not match the personality of the seller. Being in sales for 10 years myself I’ve learned that people like to buy from other people who are like them. I also would’ve sold him on a max offer if he’d cooperate with me on an idea on what needs to be renovated.

    5 minutes in I realized this guy should not be on a phone just yet. way too dependent on a script. people never stick to the script. when handling business, you need to sound like you mean business. slang or not in vernacular

    Why call without doing research. This isn't a cold call which makes it worst. He should of atleast have a range offer ready depending on the current condition of the property. This one is probably dead for him.
