    just came across your TH-cam channel, having just came back from Toronto last week after 2 month stay, overall the cost of living in Toronto is fine now...its not like Dubai is a cheap place to live as well, at the end of the day, it all depends on the person financial situation & how a person lives...I've been here in UAE for long time, so definitely considering of making the move to Canada

    Eating out is very expensive in Toronto.
    For example. GTA prices
    Shawarma $.7.99
    Coke .$1.50
    Popeyes average meal with drink $12.99
    Pakistani food $12.99
    Like Nihari dish
    Biryani chicken $7.99
    Average monthly grocery food bill for 5 adults is minimum $1200 to $1500

    How to calculate intrinsic value of a rental property(not market value)
    (Average Annual Rent minus Service charges Annualy) multiplied by 10
    Example:-
    1BHK apartment
    Average annual rent: 35,000
    Service charges: 10,000
    Intrinsic value of the property: (35,000-10,000)×10=2.5lacs
    Market value may be 7.5lacs, 3 times the intrinsic value of the property
    Note: It's average annual rent of that area for a similar property, not peak annual rent. Also you need to adjust the property price if it's an older property. Apartment prices usually follow Bell Shaped graph in Prices to Duration curve, where as Villas, Townhouses usually follow a positive linear line which is closer to x-axis line in the graph, but depends on the initial purchase price of the property

    One landlord bought 1bhk flat for 7.5lacs on home loan of 25yrs for two things, rental income and capital appreciation
    Let's see the maths!
    Made down payment of 1.5lacs along with 40,000 extra costs. Total 1.9lacs
    EMI of 3500 and Service charges and maintainence of apartment 1000 per month
    Rent per month in years:-
    2019=4000
    2020=4000
    2021=2000
    2022=2300
    2023=2800
    Property bought for 7.5lacs is now worth 4lacs due to price correction (which is still costly as it must be below 10 times of average annual rent, not peak rent)
    Conclusion:-
    Stuck with property with monthly loss of 2000 and loss of capital of 30-40% adjusted to inflation

      1 - Real estate is cyclical
      2 - When there is upside momentum, everyone thinks they are super genius, things go south as soon as bust cycle starts.
      3 - Leverage is the actual killer when someone THINKS they can afford certain leverage.

      He is not biased. I have lived in both countries and I can testify each and every word is correct! Uae is better any day!
