    I was actually in the West Village today and came across a Townhouse for sale. I looked it up and it was selling for $11.5 milion. It was just for 1 family even with the garden apartment (that's where they had their kitchen). I was thinking, with that much space why not let the garden level be a rental unit? Then I realized..if someone can pay 11.5 million for a house, they don't need rental income.
    Anyhoo, this Townhouse kinda reminded of that one.

  • @Bobrogers99

    Cosmetically, this place has very few antique features, and some of the now-dated renovations haven't been high end. Functionally, if you're having a dinner party you must either eat in the kitchen (which lacks class) or cart all the food down a set of stairs (which is annoying and hazardous). A dumbwaiter would have helped. It needs a first-floor half bath.
    People paying $9,000/month expect class and luxury. This has neither. The location is very good and it has a lot of good space, but it strikes out for both cosmetics and function. (Add sound of me tearing up my check.)

It was obviously designed to have the bottom floor as a "great room" for receiving guests. There is no bathroom on the ground level, so guests would need to ascend to take care of business. There should have been a half bath downstairs, it's going to be a hassle to walk up the stairs all the time. Also the bathroom on the 2nd floor should have been renovated, probably already a long time ago... If you compare it to the "white en-suite bathroom" on the 3rd floor, now that is a nice bathroom. The bathroom of the master bedroom/primary bedroom is again way smaller and not as nice although it has more counter space than a lot of kitchens. The laundry machine could also be replaced. There could have been an island in the kitchen or at least a wine fridge. There are some nice older features in the house but it lacks quality consistency and it doesn't feel that it has been maintained with the care it deserves. If I had 9.000$ to spend on monthly rent, I probably would go for something else.

    I would set up a bar & pool table in the smaller section of the living room; which would be perfect for Entertaining. And put a Grand piano in the main section of the living room, with very expensive over sized couches & chairs. The walls scream for expensive modern art.
    I agree with you, the bedroom just outside the kitchen would make a perfect location for a home office. The master bedroom with Devine; with enough closet space to satisfy a Fashionista.

    I know $9000 seems like a ton, but if you did a buy/rent comparison your audience would realize that this price is really cheap. This is a BEAUTIFUL house in an area where that is so so so rare. Imagine a family of 4 living there, obviously well off, but not that well off necessarily for NY. Everyone has their own bathroom. 2 on suit, and their own interesting bedroom, unheard of! The space is huge and the kitchen is massive! If your family house hold income is $350K, in NY there are probably 100,000s of families that qualify, you have a big beautiful house is one of the most interesting and exciting parts of town. I guarantee this townhouse would sell for millions! renting would be vastly cheaper than owning this townhouse. I think this is one of the most interest rentals you have ever shown.

    • @amazingabby25
      @amazingabby25 3 ปีที่แล้ว

      It would be tough affording this on 350k. We make 325k and we couldn’t swing it, but I agreee 100%

    • @bobthebikerny
      @bobthebikerny 2 ปีที่แล้ว

      Close but not quite enough. I think the rent to income ratio for nicer rentals in NYC is 40 times which comes to $360,000 in annual income.

    Idk why everyone in the comments is hating on this place. Renovations for what? Everything is clean and looks like it's in good condition, especially for its age, and although the floor plan is a bit strange, the kitchen is spacious and updated, and don't even get me started on the gorgeous marble and stone flooring and decor as well as the intricate woodwork. It's a quirky, cute little townhome; do I think it's worth 9k? Of course not, but it's pretty, historic and well-kept. I think it deserves some credit.

And on the last floor they can make 2 huge bedrooms plus laundry room. 6 bedrooms total.

    While $9k a month is a lot it’s not a bunch compared to how much this place would cost to buy. In most places it’s a small bit cheaper to rent than what the mortgage would cost per month but in places like this it is a crazy amount cheaper to rent than have a monthly mortgage payment.
