      When you lease the land from Manora company, we will also register the right of inheritance at the Land Office Hua Hin. If the lessor passes away, someone in your family will have the right to take over the lease. If you made a last will, you can decide who that person should be. You can also resell your house anytime. In that case we will cancel the 30-Year Land Leasehold and the new buyer will receive a new Land Lease Agreement of 30 + 30 +30 Years with the same terms and conditions as stated in your lease agreement. You are fully protected by the Thai law.

    Sadly you can't own or sell any property you own as a foreigner in Thailand!

      As a foreigner you can buy and sell a Villa 100% legally but you can not buy a plot of land. Foreigners can lease the plot of land and register the right of using the land at the Land Office. You can also buy a condominium freehold without any problem.

      Foreigners have an option of leasing the land for 30 years, with two additional 30 years terms (90 years in total).

      @@muttersauer6038 The land will be owned by a developer/company, who then leases the land to the buyer. In many cases the developers ask for 30 year lease to be paid in advance, however at Manora Village, the leasehold fee is paid on a yearly basis. In that case if the homeowner decides to re-sell the property some years later, he/she has only paid the lease for the amount of time they have been using it, instead of paying for 30 years in advance.
