Challenge
- Site flat, uninspiring.
- Peat soils, poor weight-bearing capacity, poor drainage capacity.
- Site below sea-level.
- Sales of memberships coincided with the worst economic conditions in generations.
The Solutions
- Soils imported from other projects to create shaping and visual interest.
- Peat excavated. Shaping accentuated by 50% to allow for settlement of fill.
- Foamcrete (air-filled concrete) used as base for greens to combat settlement. Technology never used before for golf.
- Colin Montgomerie appointed to assist with the design.
