My quality of life is greatly diminished by these STRs and I miss having neighbors. I’m like the watch dog on my street and I hate having to monitor things and complain to the owners. They exceed the allowable number of days allowed by the ordinance.

There's a shortage of housing in California. Allowing homeowners to turn their houses into "hotels" for tourists is irresponsible. From a zoning perspective, it's also a dumb idea -- hotels / guesthouses are not intended to be located within residential neighborhoods. Firstly, my husband and I rented for FIVE YEARS in Pacifica, and it took a couple of years for the neighbors to be "welcoming." It's not xenophobia; that's just how residents treat any new neighbor. Secondly, all these STR owners should think about finding long term renters because long term renters tend to treat their rentals as their home; not as a weekend party house. Granted, you may still have a bad tenant every so often but as the property owner, you have more recourse and less wear-and-tear to the property.

First of all, surprised anyone rents in Pacifica… secondly, they should deal with it like many other small towns I’ve visited (Tahoe, Mammoth Lakes, June Lake): they have zero tolerance for noise/parties! Police are called and the Airbnb reservation is immediately cancelled! These rules are repeatedly being broadcasted to the guests (host police, app messaging, and signs on the property). I think 1) Pacifica police should be playing an more active role 2) instead of banning ALL STRs, they should suspend STR licenses only for those rentals that violate noise ordinances for more than X times in, say, 6 or 12 month period. What about this solution?

Many short term rental management companies which they manage tens of thousands airbnbs, do you think they can manage to forbid party, forbid smoking, forbit pets, forbid nuisances? Ad always, corporate landlords are always the issues since they don’t manage well.

Plus, neighborhoods are for neighbors; every unhosted STR is just one more attempt to gut a neighborhood of its character. Finally, those people that are "forced" to live elsewhere but want to keep their house in Pacifica have the option of making it a long-term rental, thus helping solve the housing shortage. im a great air bnb person! i try not to be loud especially nighttime. i never notice any major complaints honestly. i go visit every other week and pacifica doesnt draw partiers. it draws walkers and families . well … hope it works out eventually.

Transient occupancy is not an allowed use for residential property. That's commercial use. You agree to these terms when you buy this kind of property. If you have any doubts, just ask your home insurance if they cover your property if you're using it as a full-time hotel. They'll set you straight.
