  • There tends to be a lot of confusion over this term, but here’s the 411 on the quitclaim deed. Put simply, someone is quitting their claim on a property by relinquishing it over to someone else, including interest, but without representation or warrantees.
    However, there are a few ways in which this can turn into a fraudulent situation. Watch this week’s video to find out how someone might be able to pull this off and how you can protect yourself and your property from falling victim this crime with the help of title insurance.

    My x-inlaws were constantly doing this between the mom and son. She lives in Mexico, established an address by doing a quit claim from the son's ownership. Then when we married, I found out it was illegal. Now, I'm a whistleblower that reports fraud.

    Can this be done on a property if a deceased person who has no beneficiaries? I would never steal from anyone but are there circumstances where it’s legal and ethical? For example: if a person died in 1999, no one claimed it, no family members can be found, the city lost or mishandled the files or something happened where the city didn’t acquire the property… can a person legally and ethically claim or possess the vacant property/ land?

    Signed my quitclaim deed under influence of duress . The deed sent in the mail. To an institution. My property wss sold and the money was stolen.

    I would just like to know can you file charges on a person if you see People's on the Public Appraisals Recorded for property taxes . Transferring Quit Deeds and Revocable Trust in my Great grandfather name he was born 1870 to June 18th 1973 at the age of 103 . And I witness him when I was thi age of 9 years old dying on his death bed. 🙏

    Quit claim deed filled out with different spelling of actual signature is the deed valid

      Technically, maybe. But you have to consider probate and petitioning the court or obtaining court orders, and outcomes may vary depending on the specific circumstances and laws in the area. Always consult legal professionals in your area to make sure you're going through the proper legal channels.
