      Absolutely agree there is no place in the world we Americans can go and assert rights ahead of the respective countries citizens. If no one deserves help then help no one not people who show up and say its now your obligation to support their entire families.     Who is gonna stop that lawyer? Who is gonna help that lady? She has a judgement against her, so she is trapped in a building that can’t even keep up with a few payments but they have money for a lawyer to take people who pay rent to court. The building confirmed they are wrong but will not take steps to fix it. This is how POVERTY turns into violence. I’m sure this situation was stressful, painful and scary for this poor mom but the lawyer told you himself- HE DOESN’T CARE. None of them do.

She did pay her rent, didn’t have money for a lawyer, the judge sent her and the companies lawyer to a mediation room, lawyer threatened to put her out, she paid the money again just to settle the case so she would not be thrown out, the management company found her original payment “after” the judgment, the lawyer said he doesn’t care and the judgement against her is still on her record.

    1) Where is the father of these children to help??
    2) When you can't pay your FULL rent, you have to contact your landlord/property manager and NEGOTIATE/AGREE on a payment plan
    3) Partial payments will still show you as delinquent
    Apartments are a business and not an extension of social services. Too many uneducated people jump on the lawyer who is following std. procedure when a person is delinquent on their rent. The government IS NEVER a replacement for the responsibility /obligation of the birth father.If only people in this post had all that heat for the birth father not stepping up and being responsible/accountable. BUT YOU DON'T!

      They are acceptable if you took the payment. It MUST be recorded on the ledger. Anything else is false representation to the court.

      I agree her partial payments should be recorded.
      It's just in 40 years of renting I've never heard of being allowed to partially pay.
      All my leases said I had to pay the full amount monthly. I sign a year long lease & I am responsible for paying the full amount monthly for the whole year wether I stay there or not. If I paid a partial payment they would of started the eviction procedures immediately. A contract is a contract. You either agree or not to sign it & hold up your end of the deal🤷

    Before selling off my rental properties, the company i used to deal with my properties as a stand in landlord DO NOT accept partial payments. You can do partial payments but in the contracts it says it will NOT count to the ledger as a full payment or as rent paid if by the end of the pay period ends without the full amount being paid and the company reserves the right to file for eviction if rent is not paid after 2 consecutive months. She can try to sue but she'll lose miserably and be even more in debt if it's the same type of contract.

      What bothers me is people in these situations never read their lease or at least didn't understand it.
      It doesn't matter how many kids you have or if you've lost your job you still are responsible for the lease agreement.
      I don't understand why renters nowadays expect their landlord to carry them through?
      We've had the almost 3 years where many landlords weren't paid at all. Then they finally get to evict & their properties are ruined by the discruntled renters.
      When did people expect others to pay for their own mistakes?
      The people suggesting to sue haven't a clue.
      Every time I hear these stories it reminds of 2 events in my life. #1 My Dad taught me as a child never sign a contract you don't understand. If you don't understand it get a lawyer to understand it for you. I started renting at 17 lied about my age way back then & rented for 40 years always paying on time & never near an eviction.
      #2 My first job at a hotdog stand. I'd always give this little pregnant woman who came with all the factory people at lunch extra fries. My boss caught me & said: You didn't get her pregnant stop giving her extra fries! I don't have any sympathy for people who have child after child that they can't afford. No offense it's not my problem.
      I'm sorry, but people need to understand what they are doing & pay for their own consequences like I have had to do & take responsibility for their own choices. I'm just sick of the majority of adults who can't handle adulting & expect others to pay for their poor choices, bad decisions & mistakes.

      Yes they should but they should also be setting up govt housing instead of asking the private sector and taxpayers to subsidize and manage the poor and or disabled. Landlords should not be burdened with the ones that just can’t manage. Lots of rules and legal conduct for landlords, none for tenants really ( landlords who have to watch peoples destroy thier property break rules but evictions take time and money, none of which the poor have, no real financial consequences for the poor because well they’re poor. The govt should be providing transitional housing for people to move towards ownership.

The idea of wholly government housing can create an environment that many will discover they don't wish to live in, there is also the astronomically high cost of such housing, approx. 40% more s.f. There is also the argument by many that believe it's better to disperse those who choose to be financially assisted around -- not to congregate them in 1 location.
      there is also the 900# gorilla in the situation that being Sec. 8, and othe forms of rent-assisted 'must' follow fed regulations for landlords, many- many landlords do not want anything to do with those onerous regulations so there are limited options for tenants.
      so what can be considered as creating more options for tenants in private housing?
      halt with the fed. regulations for rent assistance, ensure it's easy to evict a tenant who's paying with fed./state dollars, meaning a landlord might take a chance on marginal tenants but if things go bad they must be easy to evict. And always 'demand' that government get the hell out of the housing business in all forms.
      'no' to 'transitional' housing, but a resounding yes to create new ways and even maybe new taxes to get renters into being stakeholders; it's 'worth' the investment. Sadly the lawmakers who claim they are tenant 'advocates' are the ones who 'oppose' any effort to bring about new stakeholders, and they are democrats. Renters can be counted on for their vote, stakeholders not so much.

    Yes, they have gone up by $250 and I'm on social security. This leaves me with $300 to buy food, pay pay utilities, and insurance. And they really don't care at all. I hear they are doing this to move people out, no matter how many years they have lived there so that they can move in Section 8 renters. They then can charge higher rents because the state pays Section 8 rents.

    VIP!! do a story on Saxony Village Apartments in Germantown, Wisconsin! They evicted or went brand. New leases to increase all the rent post pandemic! Then stole my security deposit and forced me to pay triple or they would sue me! And they fraudulently increase the ledger prior to submitting for rental assistance! Then sent me a bill afterwards for the same thing!!!

    NYC housing authority delinquency rates are over 45%. How's that affordable housing working out? A non-profit public entity is having trouble keeping the lights on. How do you expect small landlords to absorb deadbeat tenants and not evict?

    In my state it takes anywhere from three months to over a year just to get an eviction and then if they don't leave it starts all over again. Back to court and this can go on for months. A person who buys a tenement with the landlord depending on the other rents to pay their mortgage. The victim can go both ways. I knew a landlord that had a tenant who did not pay their rent and this apartment included electricity and hot water. He shut off the the electricity, the people took him to court and he had to put the electricity back on and was fined. He had to pay them over two thousand dollars to leave because it would have taken several months more to get them out. They left owing owing over six thousand dollars he never saw. Needless to say, he sold and vowed never to by a rental property again.

    Landlords can only raise the rent to the amount that someone is willing to pay. Nobody forced you to sign the lease, you signed the lease and knew how much it was going to cost each month. If you cant pay then leave!

      What happens when someone loses their job? You can’t be this D U M B! People lose their jobs everyday and aren’t lucky enough to find one fast enough to get their rent paid. Jobs aren’t obligated to keep anyone. They are at will! Property managers need to keep THAT in mind! The hiring process could be upwards of three months before you’re hired at ONE place! Imagine that! As a property owner, keep three months of some type of insurance or savings in case your tenant loses their damn job!

    Very one-sided reporting. In Maryland, you can not file with the court immediately if payment is not received by the due date. You need to send a letter to the tenant you INTEND to file with the court. After waiting 10 days you are allowed to file with the court. It is another 2 weeks to get into court. That's right a month passes before you have a court date. It can be two months before the eviction can take place. I do file immediately - TO protect MY interests. God bless the communist state of Maryland...
    The last time I checked they cut off your phone service and water if the bill is not paid on time but reporter thinks the the landlord should be held to a different standard- RIGHT

    My landlord sold my rental, and the new people jacked the rent up over $800 dollars and forced me out for r buy from them and they earn a $85,000 profit on a quick sale to me

    If you take a partial payment from a tenant you have to record it on the ledger! If you plan to file, don't accept the partial payment but you can't take the payment and not record it! Criminal!

    Be carful what you wish for Los Angeles gives free lawyers to tenants and the otion to have a jury decide if the eviction can go through. Ridiculous since what’s required is knowledge of the laws anyone testing the jury for knowledge of the laws..really. Also Tenants lose a rental that’s all owners have have massive legal liability’s

    most property owners are regular people that rent to barely cover the cost. most landlords are not rich and need people to pay what they agreed. who knows if the guy that miraculously found money after the fact hasn’t pulled that numerous times and the landlord ends up being late paying the mortgage as a result. very disappointed in this one sided coverage.

    Got a receipt. Partial payment eviction ends. If you cant pay the rent get a second job. Sounds like it was subsidized, could not pay couple hundred bucks a month. Hmmm.

      Rent in St. Louis is cheap in comparison to most other cities in different states i can still find apartments on Trulia or Zillow in STL non section 8 for 400-600 per month

    I hate to bust the myth but having been a small landlord for years I have come to see the property owner almost always loses money on an eviction and often thousands of dollars. And are usually left with apartments looking like hiroshima garbage. If someone wanted to try evicting people as a money making scam it would be the worst, most difficult and risky ones imaginable. Aside from tons of work cleaning up after them and repairing, drama and re-renting they are in your property and control everything, and you have to depend on a judge for a ruling. Most of us look forward to an eviction as much as a root canal. Its either losing money already or unbearable and wanting out of the rental agreement.
    You can win in court and kick someone out but good luck getting them to pay the backrent and you're stuck with all the damages if thats why you filed.
    Also as the media never tells anyone landlords can't evict.... judicial courts do after hearing both sides of the dispute. Unless its a mistrial the vast majority of the time the tenant is actually guilty of not upholding their side of the lease agreement.

      Tenants will vacate on an eviction notice before going in front of a judge because they know they're guilty and can't convince a court.... that way the landlord is stuck with the filing costs and the tenant doesn't have to pay them. This is where the whole media illusion of a landlord kicking someone out comes from

    This is so dumb. Landlords have the right and should have the right to evict if tenants break the lease. Rent is due on the 1st and late on the 5th. And if you pay after that then there’s a late fee usually 10%. If you go beyond the 10th day without talking to your landlord and negotiating a payment plan then they have every right to evict you, charge you late fees, and any legal fees that may occur. Do you think lawyers work for free or process servers, or believe courts don’t charge the landlord any fees??!!!! It’s all in the legal document called a lease maybe people should read it.
