Good thought of keeping basin out of bathroom too for post eating washing hands and mouth .Demo is good but if could be better based on customer requirements. Main thing I want to the strength of this house to face nature's adversity?

If you are displaying a tight space, do not use oversize furniture. There is inadequate space between sofa and stairs, the refrigerator can't be opened without moving the kitchen table and chairs out of the way. Take the sink out of the hallway and put it into the bathroom where it belongs. The whole design feels crowded. A home with 3 bedrooms that doesn't have a real cook top and oven is not very practical. Few windows threaten to make the home gloomy.

that dining room is sticking out like a sore thumb. the rooms are too small, use the terrace space to make the interior bigger . Not the greatest of designs on this size surface.
