When Buying An Oceanfront Condo In Myrtle Beach Location Matters

  • When you are buying an oceanfront condo in myrtle beach, the location of the property AND the location of the unit make a big difference.
    Hello, Abe Safa here with Century21 The Harrelson Group in Myrtle Beach, SC.
    Today’s video is going to be about Oceanfront Condos and what to avoid in purchasing an oceanfront condo. One of the most common mistakes that I see out there with buyers is they overlook what is the most important thing when it comes to an oceanfront condo and that is LOCATION.
    Now when I say location I mean more than just where the building is, because you are going the pick the area that you like, based on where do you want to be on the beach, how much traffic you want around you, how busy you want. But I’m specifically talking about where the unit is located within the building.
    A couple of things to look for;
    1. The most important thing is the view that you have. Don’t get caught up with the condition of being inside of the unit. Sometimes we fall in love when the unit that has been upgraded, it’s got some great features to it, great furniture, great look. Don’t fall in love with that. It’s nice that you can have that but the most important thing is the view that you have from your balcony.
    So take a look at the units that are out there for sale and make sure you pick the best location first. Then from there you can always upgrade the unit later on if you need it to. That can be changed, the interior can be changed, it can be upgraded but you can’t move the unit obviously. So, the most important thing is and one of the biggest pit falls I have seen with owners out there is they pick the wrong location, so now the downside is when you turn around and try to sell it, it makes it a much tougher sale because people are picking a better location when they have the right agent and advising them what to do.
    Beside the view of the unit, another thing to keep in mind is;
    2. The floor that you are on. I see mistakes anything on the 1st floor, 2nd floor sometimes even a 3rd floor you want to avoid.
    1st and 2nd floor units, I have sold hundreds of condos here in town and those are always the toughest sales. Reasons being, a lot of times your view is obstructed, a lot of times it’s too close to the pool, too much ground nose and things like that. You don’t get the best feel of an oceanfront condo. So avoid the 1st and 2nd floors even 3rd floors if you have to. Be 4th floor and up, pick the right location within the building that gives you the best view. Sometimes it’s worth paying a little bit more for that. Seat condos like that get more money typically than the bottom floor units. Then again, if it’s not quite updated the way you wanted, you always can go back in and change that. Then you got a perfect unit that you can easily turn around to sell for higher dollar when you get ready to sell.
    So that is today’s tip in buying oceanfront condo.
