Hey Kisha! Most of the time when you're buying new construction, the developer's lender is the one who's offering incentives or money back to the buyer for using that lender. That being said, those lenders usually don't work with these homebuyer programs. You'd have to instead use a lender who works with this program. If you go this route, you'll have to compare where you're getting more help - through the developer's lender, or through the lender who works with this program. Does that help clear it up?
This is a huge help for first time homebuyers!!! I can't believe they even added the ability to purchase multifamily properties. Someone could definitely purchase a duplex, triplex, or a fourplex (if available) and house hack (live for FREE) + earn some passive income with this program IF they run their numbers correctly and IF they're able to find a multifamily property in today's market! Overall, a good program imo for those who qualify. Great video! 😊
Possible cons for this program are that you have to pay it back. It's a non-forgiving loan, so if you refinance, sell the home, transfer the deed, etc., you'll have to pay it back.
