    They should also know code requires clearance from grade within the crawl space of 18" at the bottom of floor joists, and 12" at the bottom of joist girder. And of course the perimeter foundation has to be high enough so the siding/mud plate is at least 6" above the outside grade. In California they amended it to 8". And of course any concrete piers supporting any girder posts has to be at least 6" above grade as well.

    Is epoxy-setting of anchor bolts and washers a viable option, so as not to be constantly in the way of floor/rim joists?

    Loving your videos. Any problem with adding an addition built on a slab to a house (130 year old plus) home with an existing crawl space? This would be in the coastal south, not in a flood zone. The idea would be to leverage the extra space for a second story to meet local rules.

    They may not know that an insect and decay resistant wood is used for the mud plate. Might also consider a galvanized sheet metal termite shield/deflector installed before laying the mud plate if that's an issue in your local.

    They might also want to know the building code minimum sizes for a required access/scuttle hole through the floor is 18"x24" or 16"x24 through the perimeter foundation.

    Forgot to mention code requires one square foot of venting for every 150 s/ft of crawl space.

    On the right side you used 2 boards .. Is that for the crawl space access door .. it needs to be double up there ?

      Yes, access hole usually needs a double joist or beam.

    I have been looking for videos on how to connect the floor system of a room addition to the existing house foundation without using a ledger board. The configuration of my room addition is unique, a corner of the floor addition will be attached above one area of the home that has a set of exterior stairs that go down to the basement exterior door. The band joist of the house runs right above this door and the ac pipes are threaded through this band right above the door. This is the only area where these pipes can be due to code limitations, therefore they will need to be disconnected and reconnected in order to install a ledger. This will cost a little over a thousand dollar (includes reconnect). In addition, even if I decided to eat the cost, I am questioning the strength of the house band joist to carry the load placed on the ledger. The home is over 100 years old and the structural wood components seem to be extremely dry.
    Is it possible to cut through the existing band joist and slide the new joists in so they would end up sitting on the existing foundation wall. The ac pipes would be left alone and the new joists would be inserted through the band joist ( after cutting through it). Access inside is easy as there is where the basement is. This way all I have to do is just cut besides the pipes and slide in the new joists, then block between the new joists from the inside of the house. Is this feasible? Or, is there a video that shows something similar to this? Thanks!!

      It's usually up to the engineer, but I've ran the new joist into the existing house to have them sit on top of the foundation framing plates. Let me know if this didn't answer your question.

    Might also consider using subfloor adhesive when applying the sheathing to avoid squeaky floors down the road.

      Yes and lags screws to hold on ledger, working in the shade and using sun screen if not :) your comments are helpful and keep them coming.

      If the concrete footings will support home addition, then yes, but most of the time they need to be modified.

    Someone used 6x6 footers for front of my house extension.

    I remember back in the early 70's it was common to see floor systems of 4"x6" steel tubes 4' O.C with 1⅛" T&G ply subflooring nailed directly into the steel during the condo development heydays. But haven't seen that system used incorporating the steel tubes in the last four plus decades, only with wood 4"x6"s.

      I've never seen that, but have seen 4x6 four foot on center with one and an eight plywood and one and one half inch 2 x6 tongue and groove.
