    As a house owner I have been at the receiving end of the worst damages done to my rented house. Bachelors are the worst, they say 4/5 PPL will stay but end up having 10 -15 PPL staying my own personal experience, and not to forget the damage they do . They literally destroy the place . Plus suddenly they announce that they want to vacate in a month. Any idea how hard it is to renovate and paint the house , find labourers to get the work done. Hence we ask for so much proof. There have been many cases where the Tennants have created enough shenanigans.. I agree 30 % hike is too much . 5% increase should be an agreeable amt. Get everything documented in the agreement before hand. Not all owners are the same similarly not all tenant are . Don't just typecast on a whole !!!

      Hyderabad is where BLR was in the late 2000's. The issue is not the people, it's the risk that owners are subjected to. At the risk of spamming, a friend has a 85k EMI on an apartment where the tenant kitted himself. It's unsaleable and unrentable. Guess what you'd do in his shoes.

    • @quiet-watcher_
      @quiet-watcher_ 2 หลายเดือนก่อน

      The concept of 'Agreement,' which necessitates renewal every 11 months, is one that requires careful attention. Owners must be exceedingly vigilant, as legal support is contingent upon having proper agreements in place. My greatest concern in Bangalore was the demand for 6-10 months of rent as an advance payment. Imagine the scenario: you have a family, including a spouse, child, and perhaps a car, necessitating a 2 BHK apartment, which might cost around 45-50k INR in a desirable locality. The landlord’s demand for 10 months' advance-amounting to approximately 4.5 lakhs-seems exorbitant. Wouldn't you agree this is excessive? Generally, a demand for 2 months' advance is reasonable, as it offers the landlord security; if the tenant defaults on rent for two months, the landlord can retain the advance and request the tenant to vacate the property within that period. But why insist on 6 months?

If you go through brokers, 99% of time you get trapped in over priced accomodations. But most people coming from outside dont want peaceful traditional localities. They want to be around bustling localities with pubs and fancy restaurants at walkable distance. These are highly commercial areas where living cost itself is 4x with poor living standards and overcrowding. Then they come on the internet and rant. You choose bad you get bad.
