    I work for a drywall company that also paints new construction (including custom builds). The reason for the flat paint is due to the house settling over time. If you paint with eggshell during the build, you will see a difference after your one year touch up. If you use flat during the build, paint touch ups will look more consistent. Then you can work something out to repaint in eggshell over time. Eggshell and satin are very hard sheens to “match” during touch ups.

      Even the flat doesn’t match up. Our new build one year nail pop fix, the paint looked like a quilt patch. I ended up having them paint the entire wall for each one that needed patched. It was a nightmare.

      @@brandia9479 it’s because it came from a different dye lot having been created probably over a year after the original paint. Truly custom builders may have an option in the contract to repaint in eggshell or satin after the house settles and repairs are made. That comes with a higher cost but that’s the only other option with new builds.

      Yes! I was gonna say this, always flat! You can touch up! I painted my whole house with eggshell, tried to touch up a month later with the same can and you could see it! The next time I repainted the whole house flat still touching up over two years later and it’s invisible!

    Would love to see a yearly “what I would do differently” video, as you live in your home! Outlet placements, light placements, flooring types, what you wish you had, what you wish you didn’t have, what you can change easily after you move in and what you can’t. Nothing is perfect but it’s interesting to hear :) what people choose vs does it end up being practical or right for their family in the long run. the idea of “this is great but…” then people can decide for themselves if they would want it based on their needs! :)

    I worked for a contractor who built custom homes for over 30 years. It’s much easier, as you say, to make changes or corrections earlier rather than later. Also never be afraid to ask questions. The builder and his crew forget as a homeowner you don’t know some of the things they just take for granite. If you don’t ask they often assume you already know. Building a house is stressful, the more you can educate yourself the better. So glad you’re enjoying you new HOME and are willing to share the experience. God Bless to you and your family! 😊

    Oh my goodness! Every bit of this is so true!! We are experiencing everything you pointed out in this video! We are 3 months in and have measured and measured and measured some more. And thankfully, we have caught things that would have been a major problem later. I am so exited to live in my new home with my beautiful mountain view, but I'm not sure I would ever want to do this again :)

    Love those tips! Listen to Ashley, I own a small home decorating store where we sell Benjamin Moore paint and flooring. You are spot on, pick darker grout, I always tell my customers that because it does go lighter. We sell , 90% of the time, eggshell finish for the walls and I have learned over the years flat paint looks wonderful but does not clean well. If the company does not have the flooring in stock, order a box or go to the website of the company and see what the flooring looks like in a room, they will have pictures and you can see if there are drastic color variations of that one sample . Most companies now have a room visualizer where you can take a picture of your room and apply the product you picked out in your room. This is a wonderful tool! Take everything home if you possibly can, the lighting will change everything, especially your paint color. The Paint colors that are on line are no where near the paint colors you actually get.
    This was a great video. Ashley, I’d like to see you and Chase do a video about your expenses for the new build and how you tackled those as well.

    So many good points. I think your best advice is to catch mistakes right away before it's too late. I missed that there wasn't a light above our kitchen sink and it's driving me crazy!

    I'm glad you said that about the pocket doors because I love them so much and I tend to cave easy.
    And you're right. It's your money that you're spending, so you definitely got to make sure everything is correct and how you like it.

    I think some of the best advice you gave was to take pictures of your walls before the drywall. See where the studs are. See the pipes for plumbing and electrical wiring. We’ve referred back to our pictures multiple times. Love your home! 🏡 ❤

    Hi Ashley, Thank you for the tips! And I would've done the same. There is something about doing things in an excellent way and as you said, that is your hardworking money being spent, so in my eyes, you had every right to be there every day. Can you please do a 2nd and or 3rd, however many videos it takes to share those tips because what you shared in this video is priceless? I feel like you started at the foundation and telling us the rooms will look smaller was such a gem of info, and now I would like it if you did a series, the same way you showed us the build all the way through. Now you need a series for "Tips when building a custom build", because I can tell, you have some valuable info!!!!! And we would be so grateful!!!!!     Thanks for sharing your tips. Your building experience has helped us as we are currently in the drywall stage. If you ever expand this video, 2 things I think are important are: Changes cost money in that once you sign off on your plans, most builders will charge you a fee for each change order and that can add up…$350 for most builders in our area. See if your Builder uses an phone app. We receive weekly updates and photos from the building superintendent…with that info I go out almost daily to see if that’s happening and I reply accordingly. Last tip: when purchasing furniture, see if there is a delivery fee for each piece of furniture…some companies are charging you for each piece. We found a furniture store that allowed us to pay one delivery fee for any furniture purchased and added to that ticket. So, I went 3 times to that store and bought items to be delivered at the same time. Just wanted to share and thank you for sharing your experience and knowledge with us. Thanks, Ashley.

    You’re so right about the grout. I did not want a lighter grout that would look dirty all the time. I wanted a grey grout but my guy kept pushing for a tan… I gave in and thought maybe he knew better than I did and guess what… it lightened up and it’s exactly what I didn’t want. I should have trusted myself more. Lesson learned. Great tips in this video for any work or upgrades, not just building. Thanks!

Watching these videos has been so helpful and as we've experienced most of the same setbacks or mistakes, I don't feel so alone. I've learned a lot of great tips that we already are or will be using.     Great advice we also custom built in 2021 including designing the entire floorplan on graph paper. We measured everything from furniture to length of clothes to make sure everything fit exactly where we wanted it. Yes, it's overwhelming and a bit stressful and you HAVE to keep notes to help keep everything organized and on track. Funny how the size of everything looks so small until the drywall goes up then it all makes more sense. Yes mistakes will be made so expect that but in the end its all worth it. Best advice is taking pictures of everything we have used those pictures so many times as recently as this past weekend they are so helpful. Great job everything looks amazing. Now it's time to relax and make special memories!!!

    I have zero desire to custom build my house, but I LOVE watching you go through the process. Our current home was previously custom built and we do mini- project changes. Maybe you could develop plans room by room and sell them? I’d buy. My brain is too old for the details you pay attention to. I love your thoughtful process.

    Lots of helpful information Ashley! Funny story about foundation stage. My husband thought our cars weren’t going to fit in the garage of our last house because it looked so small. Mind you we had been in completed versions of that exact floor plan prior! 😂😂😂 It is very deceiving!

    Oh Wow I don’t know if you remember I told my husband and I are building a house in Florida. We want with Grande construction they are the worst. I don’t recommend to nobody. If I tell you we lived in our house for thirty two years. And decided to build the house. I wished I had seen this last year is would had been so helpful. I am living with my daughter since June. Listening to your videos will be very helpful out there whom is building their dream home. And one more things I and praying that the house will be ready end of August.

    Thanks Ashley for creating this video. A lot of great information. I can't believe people would tell you not to go to the site so often. Your spending thousands of dollars and you shouldn't be involved in the process to ensure things are going as planned/agreed to 😵‍💫. Anyway my take away is that you have to be extremely organized and detailed as things can get missed but also know that some things may not go as planned. Hopefully one day i will have the opportunity to build my dream home. For now I will just enjoy watching yours ❤️❤️❤️😁😁😁

    We redid our bathrooms ourselves. I can attest to the grout being lighter! It was WAY too light, so we got grout stain and fixed it. Thankfully it worked perfectly and I'm so happy with the results. Your house is beautiful!

    You were so informative and clear. A lot of the things you mentioned I think people take for granted it not common sense because you mentioned it once. Like you said the builder and workers are people and we all can make mistakes.
    The thing I heard loud and clear, know you’re style vision vibe, have lots of pictures of what you want, follow up at each step, and be nice it goes a long way.
    You can have a multi million dollar build and stuff can still go wrong. Like you said, it’s your money it’s your home.

    Hello Ashley, we are wanting to update our kitchen and I am taking inspiration from your style and new home. I thoroughly Love your style and somehow want to change our current oak cabinets, keeping the lowers oak and tops painted white/cream, to your modern organic style.     Hi Ashley, we are building now and just had to pick out our fireplace insert. I know nothing about fireplaces. We are doing wood burning. I had no clue what they were talking about at the store. Building is overwhelming. I think there should be a class to educate you before you go into a custom build lol

    Thank you for this video!! We just broke ground and these tips are extremely helpful! I'm going to be putting all your tips and tricks to use. Our biggest challenge is that we're two and a half hours away from where we're building so I am kind of nervouse about that. I've also been struggling with our floor decision. After watching your video, I will be purchasing a box to ensure the floor we picked is the right one.

    I was in the market for a semi-custom home last year but was so desperate to move (I adopted a dog), that I ended up buying a model home. My new home is stunning but looking at the spec sheet, I cringe that it has $200k in just the upgrades 😳

    I'm not building nor intend to but this was so interesting and I'd like to hear more. MaCenna here on YT has several videos on her doing her own renovations plus podcasts with her Mom in what to do when building a home from scratch...her Mom and Dad have built several homes from scratch and they also have tips. Yours are more in depth and I think would be so useful to those designing and building...so another home building tips video would be useful and to me so interesting 💜💙💚💛🧡

    Yes, the grout had me freaking out the other day. They delivered the wrong stone the first round, so the 3 sides of the house were bricked, and we had to wait a couple weeks for the correct stone to be delivered before they could stone and brick the front of the house. They did stone one day and came back for 2 more days in a row to finish the brick. We went to see it that evening after they completed it and the top half of the house had a different shade of grout than the bottom where the stone began and my heart sunk and I was in a pouty mood after that. It was noticeable on the porch, it truly looked like they used the wrong color, the transition looked awful. But...Just went by there again yesterday and it all matches now and I am so relieved. My anxiety is on high just from this semi custom build, I can only imagine when we finally get to a point where we can buy our dream land and build a barndo fully custom. We are so close to the blue tape stage....woot woot!!

    I found you just a couple of weeks ago--grateful I did. We, too, are slogging through a custom build in Texas. Oh my gosh, I've been so grateful to see someone who actually JUST finished a home and has gone through (sort of) what we have in being told we'd be moved in this spring, then summer, than August, and here we are with drywall laying on the floor of the home for 3 weeks, no passed inspections, plumbers that don't show up and I am beyond stressed. Wanted to know what your philosophy was on drains in showers--did you feel using "camoflauge" drains was the way to go or to make them a feature? Also, I'm struggling to pick square or round. Would you be able to tell me where you got those beautiful round wooden "ball" mirrors? I love the integration of some wood other than just matte black and brushed gold which is so trendy now. I want to incorporate some wood elements in our home. Thank you and from one, Dave Ramsey gal to another, you guys have done amazing! Thanks for these videos. LOVE THEM.

      Thank you so much and I’m sorry your build has been a nightmare so far 😔. We got the black mirrors with the ball features from Kirklands. The big entryway wood mirror is from Mathis Home. For our shower drain we just did the basic round drain. I hope things start moving for you soon!

    Hi 👋🏼 very informative video and excellent on keeping your notes. We also custom built our house last year and it is very stressful. For us what was going to take 6 to 8 months, took 15 months. We live in Florida and a hurricane hit us during the building, also the main electrical line to the house was broken and the electric company was focused on those houses that were damaged during the hurricane and didn’t have power. So we had to wait 3 and a half months for them to run a new line. During the process we were able to choose white windows like we wanted and also the eggshell paint 👌🏽 It was a long process but all worth it. We got a brand new house on an almost 3 acres land close to my family 😃 Congrats on your new home.

    We did a custom build 2 years ago. The most stressful experience of my life 😭! It is a full time job, I was there everyday for something. The decision fatigue was real! I still have PTSD going into Home Depot 😂. Definitely talk to other clients of your builder. Ask about their experience and not just look at his work. Our builder did good work but was horrible to work with 😭

    FYI- Eggshell is basically the same as Satin, diff brands call it diff things. In a bathroom/laundry room you should do semigloss. Baseboards are often times done in semigloss as well.

    Your home tour was spectacular. Your video on building a custom home and the process was amazing and gave me so many different perspectives on what I need to think about moving forward. Your home looks amazing everything just flows so nicely. I meant to ask what type of counter tops do you have I know it’s quartz but what’s the name of it where did you purchase it? I watch all your videos I can’t tell if it has any veining in it if so what colors I know it’s primarily white I think. You make everything look easy and effortless, I hope my build will look half as good as yours. I thought I would enjoy this custom build process but it’s A LOT!
