    Quay -- your presentation was so true and on point. I wanted to elaborate on a few of your points.
    Driving/Drivers. Like you said keep your head on swivel looking out for the other drivers, but don't blow your horn or eyeball directly any aggressive drivers. Road rage is prominent here and so are guns. If you're a slower driver keep in the right lane, keep it moving and go on about your day. Even though all vehicles come with blikers letting folks behind you know which way that you're turning, don't expect Texas drivers to do that. It's truly their world and it's all about them. When they say everything is bigger in Texas this includes the vehicles they drive -- lifted trucks (even jeeps) with grills on them and SUVs. Expect these mammoths to park very close to you in a parking lot not giving you room to enter/exit your car.
    There are folks who live in Dallas "proper" meaning they actually live in Dallas. But there are also a number of folks who live in various surrounding areas of Dallas. Dallas is referred to as DFW (Dallas/Fort Worth) metroplex which is also called North Texas. I've always felt that Dallas was a segregated city (yes that even exists in 2023). You'll find a larger population of Blacks and Hispanics living south of Dallas (South Dallas, Oak Cliff, Lancaster, Desoto, Hutchins, Duncanville, Red Oak, etc). In the northern areas of Dallas (Allen, Plano, Frisco, McKinney, etc) there are some Blacks and Hispanics, but not in vast numbers like you'll see in the southern sector.
    Apartment rental prices, home prices as well as property taxes are continually rising. Texas doesn't have a statewide law that limits how much landlords can increase your rent at renewal time. This must be factored into your monthly budget prior to your lease expiring. Also a lot of apartments here are requiring that its residents obtain renters insurance (it's a good idea to get this anyway for your own protection let alone peace of mind). Switching gears here... If you're looking at buying a home -- Texas tends to have Zero Lot Lines meaning that there is literally zero space between your property and your neighbor's property. Also on the homefront, be sure to ask your realtor/builder if your house is part of a HOA (Home Owners Association). HOAs in Texas are powerful entities and they're no joke.

      You've dropped some really great information here! Thanks for sharing. I still feel like I'm learning a lot, even though I've almost been in Dallas three years now. My next goal is to purchase a home, so I appreciate the information about HOA's. I'm hoping the housing market will be in my favor at some point lol

    Great video!! I moved back to atlanta 5 years ago from LA and now I’m thinking about moving to Dallas. I checked it out 10 years ago and forgot about the arts district. I was getting worried bc I’m a FULL creative. So THX🤗

    The Bishop Arts District is the Art District you're referring to. As far as the driving, most of the "reckless" drivers that you encounter are primary folks that move here from different states. I always say this because I'm a Dallas native, (born and raised). I now live in Fort Worth because Dallas is just too over populated.
    Inflation is real and the more people move from out of state, the more expensive things will become, because what is now considered cheap to transplants (people that move here), is actually very expensive to the natives which is why many natives are now leaving. Thankfully, I purchased my home before covid so my mortgage is much cheaper than renting but if you are looking to move to Dallas, I recommend buying to lock in rates, otherwise just expect to pay $1500 and up for a place to live or simply come with a roommate or two.
    Texas is known for bipolar weather. Gotta get used to that. Keep a jacket/hoodie and umbrella in your car as well as water. Overall, great video. Best of luck to all those looking to move to the Lone Star State.

    I tried to make it here but these jobs aren't hitting in my opinion and you was spot on these rent prices are ridiculous but that's almost everywhere. I miss the Chicago lakefront..

      Plano is a good choice. I would recommend West Plano, there's a lot to do on that side.

      I miss my family, but not necessarily Atlanta. I do think about moving back to be closer to family, but it’s just a thought for now.

      The bugs are huge! I’ve only seen one snake since I’ve been here, but I was by a lake lol. The mosquitoes are unreal too!
