    I cannot believe that Americans are not aware that property insurance does not cover flooding - it is the most common disaster anywhere and so insurance companies will not cover it because it is inevitable. The problem with southern Florida is that it is flat, there is no way for the water to drain away.

      Actually Florida has areas in the northern part of the State are not flat and are high and dry. The ground is a sandy loom in Florida and the rainwater is absorbed into the ground, if to much rain falls to quickly to be absorbed you have a flood.

      Policy does not cover rising water.

      Yep, my office building lost its roof. The insurance is paying zero dollars despite the fact that for four years in a row, we have paid our premium on time and in full and that premium would pay for our new roof, twice. I blame the government on the insurance scam. They are in league with the insurance companies, making money off of us.

    No one is being punished. Paradise is not lost. Decades ago older citizens did not finance retirement homes. Now older folks finance mobile homes, etc and it can be a recipe for disaster. Condo associations carry flood insurance in most cases. You pay for it but so do all owners.

      If an entire segment of the population can no longer afford to live somewhere after having done so far many decades paradise IS lost, at least for them.
      And you're ignoring that they're living in houses, mobile homes and condos. Hell, even small businesses are being pushed out but yet you still blame it on the consumer. Lol.
      Amazing how well certain people have been turned to champion the billionaire CEOs over the everyday worker.

    Its the National (Fed. Gov.) Flood Program, not insurance. It was created because Ins. Cos. Refused to cover in the flood zones.

      It is subsidized insurance underwritten by FEMA and the downside is that it encourages people to build in dangerously low lying areas.

      Ask most homeowners what elevation there home is on and most won't have any idea. People just gotta live on the coast or by any body of water. It floods. Living on high elevation not near any body of water can be as close as 5 miles away.

      He went on vacation with the company owned work truck. It got flooded and is a total loss. Most work related vehicles are only to be used for job related travel.

      The MAN was on vacation in the Florida Keys with his family. Nobody said his work truck was in the Florida Keys.
      It seems more likely that his work truck was in his driveway at home which is what caused it to get flooded.

      That’s the problem with today’s, “journalist,” they don’t ask any pertinent questions, or provide any details on what they’re supposed to be reporting

    Moved from Lutz back in Feb, Glad we did, we live in NW Florida now. the Hurricane just did miss us by one county over we just a double wide mobile home or Elevation. 203 ft above sea level, nearest river 3 miles away and down hill, our house insurance cost us 1300, I'm looking into Flood insurance this next week. due to family members being sick I been going through cancer treatment every day had not have the time, A guy that been doing some work for us told me to get Flood insurance just in case pipes freezes and bust it could cause a lot of damage

      That has always been the expectation. Ask the NC outer banks home owners who get to have their houses rebuilt over and over bigger and bigger, courtesy of the federal government.

    Its amazing what 3-5 feet can do...Simple , build up ! 3 foot foundations and you would be watching jeopardy while eating pie. Not on the verge of a mental break-down.

      Agree in principle. The problem is these homes were built with standards that were preFIRM. Ridiculous risk they took on and absolutely somebody offered them flood insurance and they turned it down.
      Our FLOOD claim covered all our loss.

      More foundation means, more money to building up.... N also swamp destroys foundations of any size. Florida is not a sustainable land, in people are being scammed. N population is the big problem there. I lived ft Lauderdale, from 1994 to 2010. I ran out of that nasty toxic environment. Because, I felt the worst case senio happens

    The problem centres on Florida construction not designed for the climate. Drywall and wood--no place in Florida. In Puerto Rico houses are concrete--exteriors including roof. Interior--all walls and floors of tiles.
    Bad flooding? Just clean it up, no damage.

      Same here in Colombia, houses are made of concrete. They don’t blow away or burn down and termites are no problem here. American homes are DESIGNED to be high maintenance to support capitalism.

    Yeah my house paid off I’m not going to pay insurance because they don’t pay when my house gets hurricane damaged !
    Always insurance companies found any excuse to not pay ( or pay little bit.)

    I’m genuinely confused how all these people interviewed thought that their hurricane coverage was going to cover water damage from Debby. The only water damage that might get covered is damage to a roof leading to water intrusion from rain or a pipe bursting in the walls. Do people just not even look into what they’re paying for?

    Part of the problem with the condos is the lack of regulation when it comes to the upkeep, every board has its own pet projects that are done, but unfortunately, too many boards, overlook the things that actually need to be done. On top of that half of the condo owners only live here part time so they have no idea what goes on in the community for most of the year, the other homeowners are complacent about their home just like they are everything else and most of them don’t pay attention or get involved to make sure that things that need to be done are done. This is everyone’s fault this is what happens when people get lazy and don’t pay attention.

    Absolutely. I have lived most of my life in Florida. Many homeowner's insurance companies in Florida offer an option to add flood coverage along with Hazard, Hurricane and Liability coverage at point of sale. In addition, if it's a high value home, the national flood insurance plan only covers up to $250,000 worth of structure damage. So I will also offer an excess flood policy. The problem there is, that they are expensive. They are not subsidized by FEMA like the NFIP policies.

    As an insurance professional with 19 years of experience, it is always so disturbing (a) that people sign an insurance contract they never read on the largest purchase they’ve ever made, (b) after they suffer damage people believe they are entitled to FREE federal/county/public assistance above their homeowners policy when they CHOSE the insurance coverage they own. You can’t have it both ways. And you very much get what you pay for. READ YOUR POLICY BEFORE YOU BUY IT OR ACTUALLY NEED TO USE IT, THEN THERE WILL BE NO SURPRISES. IF YOU DON’T, THEN ACCEPT WHAT COMES YOUR WAY AS A RESULT.

      Well said! I am also an agent and some home buyers actually act like you are putting them out when you want to discuss coverages, deductibles and flood coverage. Then they act like a victim when this happens!

    Since hurricane Andrew in South Miami Dade in the early 1990's, ( yes, I was there ) , the insurance industry has never been the same.
    We now live in Ocala Florida 75 feet above sea level. This is probably the only affordable region in Florida left.
    I guess that is why everyone is moving here.

      They (Ocala) currently have the most homes for sale with the most days on the market in the state. Maybe the last great place to live in Central Florida though. Polk is basically “little Long Island” now.

    Always have flood insurance, and then factor in a 50% deductible that's not even on your policy, because they're going to screw you over anyway. That's the closest assessment you're going to have to what your insurance policy really is

    State government marketing, along with clever marketing, sold the idea of paradise, which is temporary. Some migratory (snowbird) birds leave to avoid purchasing a property that may blow away and flood beyond imagination.
    The wealthy can afford to rebuild; ask yourself, can you?

    A lady complained that since the area around her development has been developed her neighborhood has flooded. The water has to go somewhere.

      Her neighborhood should sue the county for approving the engineering. It's really not that difficult to make the county correct their mistake. It's possible there was a county hearing, and the neighbors showed no interest. Who knows? Still do able!

    Insurance without flood is expensive. Add in flood and it’s unaffordable. Florida is a hot mess with insurance and it won’t be fixed. It will just tank the market.

      Yep... I can see him raising his rent $25 a month for each of his four tenants... his 500.00 a month mandatory flood insurance will be paid for almost 3× over.

    State farm never pays and is the WORSTwhen it comes to paying any claim. I went at it for 2 years trying to get my roof replaced here in Georgia. I filed with the insurance commission and just paid for the replacment myself. I will be going to court with statefarm soon.

    I don’t have sympathy for these owners. “I didn’t realize I was in a flood zone.” You can see a freaking river from your deck! WTF?! And I lived in Florida 10
    Years. The state is a flood zone. I carried that insurance despite not needing to.

    People keep moving here, building up and living where they shouldn't. Where do you think all that water is going to go? To the land that was the buffer that is now gone. If you want to live on the coast or low lieing areas then you should pay. Us Floridians that live in the middle of the state on high ground should not have our insurance raised because some people want to live where you shouldn't. Stop building and do your homework it's not up to your realtor there just in it for the quick buck. Stop being stupid and just trusting people, where are they now you need something, nowhere in sight. It's only an hour drive to either side of the state when you're in the middle to the beach.

      You should be blaming the regulators and developers that did the building in the wrong places . They took little risk and profited handsomely all the while passing the risk to suckers. Florida is barely sea level and has been developed far too much.

      You don't even have to drive an hour to get to a beach to avoid storm surge flooding. 5 miles and on high elevation and your odds of flooding goes down substantially. Also paying attention to the area around a house you are interested in buying. If it is on the low end of the immediate area don't buy it. A little homework goes a long way

    As if, as if insurance wasn’t a protection racket. You’re forced to pay for something that you don’t have a high degree of probability of ever collecting on and FEMA is not a solution. You’re paying for higher premiums and when you need it, and you will, will it be there.

    There is NO FULL COVERAGE when you purchase flood Insirance‼️
    They only pay for the damaged part of your house …
    So if you have a 2-3 story home …
    Well guess who has to cover the rest‼️
    You pay for YEARS and still get denied Insurance coverage‼️

    maybe consider living elsewhere. Put the odds in your favor for the best outcome you can get. Florida is absolutely beautiful and I get why it's such a draw to live there. Make a decision and prepare for the consequences

    Do the math, how many floods a year? To live by that much water, you will need it. Not only flooding but the condensation of water in the air damages all the environmental erosion.

      Not necessarily. I couldn't get renters insurance on the private market so was forced to use Citizens or do without.
      What amazes me is how many people such as yourself champion these insurance companies that game the system and short change consumers (that's you).
      Why do you support what goes against your best interest? Surely you don't think that insurance companies are looking out for the little guy?

      @@IMSiegfried These 'millions of people' knew they were moving to a peninsula near sea level in hurricane alley. It's been well known for over 100 years yet they still move there. I left after Hurricane Andrew and in the 32 years since I've never been in a bad storm. People are not trees, they don't have roots stuck in one spot, they can move.

    Climate change and rising sea levels will make properties in low lying areas and coastal areas impossible to insure. Banks will be reluctant to give a mortgage for 15 or 30 years because the property may be under water. Selling properties to average buyers will become impossible in the future as banks and mortgage companies stop making loans for these properties. Coastal areas are a high risk for insurance and extreme weather like hurricanes. People will have to self insure and take the risk of loss. Condo associations are losing their insurance and if they find a new higher cost policy they will be passing on the higher costs to association members. Flooded cars from hurricanes fill the salvage lots. Insurance companies will raise rates and pass on the costs and risks to policy holders next year. Coastal properties will be confined to wealthy individuals that can buy properties with cash and self insure for losses from hurricanes or rising sea levels.

If you tell me you can afford a 5million dollar house, your telling me you can afford to self insure and don’t need the people that live inland to pay toward your repairs.     Look, leaving Florida is not going to solve anything. Least we forget the reasons why people relocated to Florida in the first place.. extreme costs in most other states. The initial problem in Florida came with the arrival of all those people who brought along with them the same crooked greedy businessmen and investors that drove up costs in their old states, only to setup shop in Florida and drive up costs all over again looking to capitalize on all those people. Must like higenas stalking the Herd during their migration. Florida didn't have too many financial issues until all those people came bringing problems with them. As for the disasters from the Champlain Tower collapse to the hurricanes. Well the tower collapse was due to a failure of property management. Letting problems go unaddressed till the point of failure. That is upon residents for paying management who's not addressing the issues. And should be let go. As for hurricanes, look it's a natural occurrence for the region. But all that disregard for climate change has come to a head. Now storms are stronger and taking new paths, now the risks of impact are higher as such it's time to fire at the old building codes that no longer apply to current threat levels. But rest assured moving won't solve anything as other states also are seeing annual mass destruction by way of fires, floods, tornado outbreaks, crime and extreme weather events, on top of extreme costs and poor quality of life. No.. I would still stay in Florida and selfinsure.

    The state of Florida will become a ghost state. Abandoned homes filled with the homeless. Property insurance reform is badly needed and insurance reform. Florida legislators can stop property taxes being based on the sales price of property. What would happen if a majority of seniors leave Florida? They don’t have kids in schools but still pay school property taxes. Social security most likely funds most of Florida. Florida use to be a great place to retire because of the low cost of living and warm weather. Not anymore.
