That's a good question - There's certain cost savings associated with rehabbing vs. tearing down. New construction requires sprinkler systems, different set backs, more robust insulation (which we hit anyways), underpinning the neighbors foundation on both sides, and a whole lot of review from the city. The benefit would have been that we could have gotten more square feet, and the interior work would have been much easier. I think that we would probably go this route again to be honest!

It covers the permitting to restore the shell - would cover roofing, windows, siding, etc. since we changed the layout, we were able to work with our inspector who let us use tarps and temp walls while we applied for the zoning permits and building permits. The make safe work has to be closed before anything else was applied for!
