    Ang CONDOMIUM is for BUSINESS Only Passive / Massive INCOME.. kahit hindi muna kaya pang mag-work may magsu-sustain para sa mga daily needs mo.. Then patayu ka bahay sa Province, (MAH BAHAY KA SA PROVINCE, AT MAY CONDO ka PinaRENTHAHAN mo for Monthly INCOME)

    Condo po ako nakatira....no problem...walang shovel ng snow...2 parking spsce...kasama ang water and electricity sa maintenance fee. KASI PO PAG TUMANDA NA kayo...Hindi na kayo maka panhik sa second floor...Hindi nyo na kayang mag linis sa bakuran....sa condo. Walang ganyan. Pag uwi...pahinga na...pag labas...sususian mo lang pinto. No problem na. Pag nag bakasion ng Ilang buwan...no problem...sa bahay mahirap kung walang tao.
    SA bahay gastos mo lahat ang damage ng bahay...sa condo gastos ng management, dahil nagbabayad ka ng maintenance fee. SA condo tinitirhan ko...pwede ang pets. Kaya condo na lang.

    Pag condo never ending ang monthly payment. Una sisingilin ka ng dues. Tapos biglang maniningil ng renta ng parking sa common areas. Tapos maniningil ng insurance ng common area. Tapos maniningil ng pang real estate tax ng common areas. Tapos mag iincrease ng monthly dues. Yayariin ka ng yayariin. Wala kang laban. Yan ngayon ang mga raket ng mga developers.

      True! May advantages and disadvantages lang din. What I hate the most is when the developers find loopholes on how to get more money out of their homeowners/tenants. The monthly dues is used to maintain the common areas like maintenance, security, insurance, real estate tax etc. Now ang nangyayari is they found loopholes and charge you extra for it. Ang sasakim nila! Sobra!

    dont invest in an expensive condo. rather use the money for house and lot. i live in a small condo which i only got for 900k. maganda sa condo is ung security and ammenities. dapat my perpetual rights din ang pagpili ng condo. maganda rin pag nkacondo ka is ung accesibility sa mga establishments at sa trabaho mo. pag single ka mas applicable ang condo secured ka at convenient pa.

    I prefer a house than condo. In condo, you will pay for parking spot if you have a car unless you're not planning to get a wheel of your own. I live in a condo for five years here in nyc and we had problem to a guy above us. He has thread mill and other fitness stuff with him and he keeps banging on the floor. We reported it to management and he stopped for two days and after that he continue it again. We sold our unit to avoid further serious problem.

      We have a same problem pero ginawan ng aksyon ng condo management namin agad hindi na sila nag papapasok ng may malalaking equipment gaya ng sa gym dahil may gym naman ang condo na libre kaya banned.. Its either iiwan nya sa labas or ilalagak nya sa bahay ng pamilya o kamag anak nya... So still depends padin po pero ang disadvantage po ng condo non stop payment not a good idea pag retired ka na..

    Beach Condo na medyo good quality more secured pag may magbakasyon maraming facilities you can use . You can also make small house for weekends and short vacation maraming murang bahay po sa province you will have more fresh air and you can have cheap and fresh veggies

    As a financial investment, condominiums do not generally perform well over the long term compared to stock mutual funds or even balanced mutual funds and other types of securities. Except for a few notable offerings, the costs of owning condominium units drag down the resale value. Physical depreciation of units, monthly membership and maintenance dues plus real estate taxes imposed on condominium owners can be quite substantial over the economic life of the unit. There is also the issue of capital gains tax and the VAT applicable when the unit is sold. All these taxes have to be paid before you can transfer the ownership registration of the condominium unit to the buyer. If you include all these ownership costs and the reduced rental earnings due to the 20% vacancy rate, the percentage net return per year when you sell the unit (assuming you can find a buyer) can be very disappointing. Simply put, the cost of acquiring a condo unit is not your only cost. The cost of ownership and the cost of selling are real costs to the owner. And these generally make condo units marginal investments.

    Mas pinahirapan mo ang pag decide, haha, I guess it all depends on what you need and what is the best for you when it comes convenience at the moment. When we purchased our condo unit 4 years ago, it was needed at that time. We were the first ones to move in so it wasn’t as crowded. Fast forward to today, we felt like we outgrew our unit, the convenience is still there but the hassle multiplies over time, during morning and early evening rush, waiting for the elevator is a pain, mind you even with 6 elevators, the waiting time is anywhere from 6-10 minutes, it may not be significant but if you experience that everyday sometimes you think about moving out. The building is now packed to the capacity, every single unit is occupied, most units are for short term rental including AirBnB, the security is somewhat compromised with different people in and out day in and day out. For me it’s time to move on and move out.

      Hehehe yan nga din iniisip ko pag condo, lalo na sa pinas maliliit ang units per floor so mas maraming unit. Kaya una kong tanong lagi sa agent ng condo, ilan units per floor at ilang units total sa bldg. Minsan aabot ng 700 units ng condo sa isang bldg, imagine ilang tao ang gagamit ng elevator sa araw dun at maglalabas pasok sa bldg ng condo.

    I live in a 150 sq mtr home w/c stands in a 223 sq m lot for 18 yrs in Pasig. Now that my daughter is in college im renting a condo unit in Katipunan QC bec she studies in Ateneo. I can say condo living is very convenient: maliit lang ang lilinisin mong space, walang asikasuhing lawn/yard, natuto ako ng minimalism sa condo, at mag tric ka lang or maglakad, makapag grocery ka, malling, spa, etc. So i wud say in this time & age, condo living is better. And btw, sa condo nonstop ang tubig, wala pong scheduling.

    Great advise. Dahil importante rin oras at convenience para samin mag-asawa at safety para sa mga anak namin, condo ATM, later on pag di na nag office sa Manila mag move na kami sa province, or eventually gagamitin din ng mga anak namin once nag work na rin sila, if ever they work somewhere else, madali naman i-pa rent kasi maganda location, one ride lang kami from Makati-Ortigas-BGC-Libis.

    It depends. If you’re working in the city and your hometown is in the province, a condo is more helpful. It will spare you from a lot of stress caused by travel time, security if you’re out-of-town attending seminars for more than a week. You have 24 hour security guard and cctv, near the hospital, church, malls, etc. When you grow old, you go back to your home province and let your children who will be studying in the city live in yoir condo or have it leased.

    For me in general house @ lot tlga ang d best kesa sa condo, lam nyo b kung bakit? Ito ay dahil para sa general safety ng family mo lalong lalo na sa lindol at sunog .kpag aware ang family mo about sa earthquake & fire evacuation mas mabilis mkpag evacute sa house kesa sa condo n npka ktitikal lalo na kpag nkatira ka sa high rise at ang sunog ay nsa low rise ..wla ka ng takas, maliban lng kung may helicopter na mgrrescue sau.sabi nga nila mas tanggap pa nila ang manakawan wag lang masunugan.in our life,safety comes first..😊

      Hahaha! general safety ng family mo? Ate ang house and lot tinatayo sa subdivision at ang subdivision napapasok ng riding in tandem... Fire? Yun ay kung may fire extinguisher ka sa bahay pero pag wala at sunog na sunog na ang ground floor mo trapped ka na dahil walang fire exit ang bahay.. Lindol? teh bago gumuho ang condo kailangan 7 pataas ang magnitude at pag 7 pataas ang magnitude matagal nang wasak ang bahay mo.. Mali ka ng information tungkol sa fire exit... Akala mo ba teh sa lobby padin ang labas ng fire exit? hindi teh direcho sa labas ka na at kapag may sunog nag aalarm ng maaga yung bells ng condo kaya makakatakbo ka kaagad pero agree ako sayo yung pag evacuate during earthquake mahirap pag nasa taas ka at mabilis ka makakalabas pag bahay... Hindi lang manakawan ang problema mo sa house and lot... Kundi pag tatadtarin ng riding in tandem..

      Sa subdivision kung sino sino nalang pinapapasok ng guard mag sabi lang yan ng block at lot number patay ka na.. Mabilis makakapasok jan kahit istambay sa labas na gusto ka pag tripan basta't mag bihis lang ng maayos ang malala pa is pag nag lalakad sila hindi na sila sinisita kadalasan eh ang condo po di nila papapasukin hanggat hindi ikaw ang sumusundo sa baba.. Di rin pinapapasok sa parking hanggat hindi mo na confirm na bisita mo yun ewan ko lang sa ibang condo... Pero kahit makapasok sila thru parking may cctv ang elevator at pag di nila kilala yun bubuntutan agad ng security yun or ipapa close agad yung Elevator pag dating sa ground floor.. tested na yun dahil ginawa sa condo namin yun..

    I have condo and house and lot too. I’m based in Japan Pero nag purchase ako ng maliit na condo Malapit sa airport. Pinapauhan ko Pag May Gustong mui mga friends ko they stay for 1-2 weeks.
    Yung mama ko and my brother pinagawan ko din ng maliit na condo business space and residential it’s 4 floors lang. And I’m lucky Nakakuha ako ng magandang condo na isa pa for my son Malapit sa Bay.
    Good investment naman lahat yan e. Depende Lang kung Talagang kaya mong bayaran at I manage plus the family support is very important too.
    Para sa mga Balikbayan na katulad ko iba parin mag invest sa pinas kasi masya sa pinas. Pero tumataas ang renta kaya mag invest kana habang kaya mo pang magbayad buwan buwan.

    Mas maganda ang house and lot. Condo actually is a bad investment. Pinaganda lang nila sa marketing pero kung ikaw bibili ng condo lugi ka na pag luma nq building. Di mo na mababawi yun pag nacondemn na building. Pinaganda lang nila sa marketing pero wala ka lang kasing choice. San ka ba makakabili ng house and lot sa gitna ng mga buildings? Mahal yun sigurado.

    Ako both kasi mahal house & lot sa metro manila.Outside manila masarap simoy hangin makkapagtanim ka.Kapag condo for covinience of travel for work and amenities like club house and swimming pool but disadvantage you have higher monthly miscellaneous fee.But if you have tight budget better buy house & lot it's a good long term investment.I have beautiful garden because I have bigger lot to plant.Just choose place with better neigborhood and low amortization and ready to occupy.

    Depende sa contract. Pwede rin bilhin ulit ng developer yung unit mo bago gibain or.. You can avail it if they will construct a new building.

    Great valid points sir.Maganda ang house and lot siyrempre because of the advantages that you pointed out.Pero pag malayo naman ito sa trabaho ninyong mag asawa,just like what your comparative analysis here at mag travel ka pa ng 1 or 2 hours vice versa ay doon na ako sa condo na malapit sa lahat.And I would like to add another advantage na hindi mo na mention sir, imagine if you travel through traffic everyday,malaki ang mawawala sa yo lalo na ang QUALITY TIME with your FAMILY.Para sa akin malaking bagay din yan.Imagine,if you are living in the provinces outside Metro Manila area,and you have to travel 3 hours daily to and from work that's already 15 hours ang mawawala sa yo sa pag travel pa lang to work and pabalik if you are working 5 days a week.While if you are living in a condo close to your work those hours that you spend away from travelling ay pwedi mo pa e spend sa mga anak mo (kung meron man) like teaching them their homework and mag dinner with them together.For me this is very important.Kasi pag outside MM area ka pa,pagdating mo ng bahay ay medyo gabi na at pagod ka na sa trabaho at bugbog ka pa sa haba ng byahe.Chances are you will lose those moments of spending quality time with your wife and kids.Probably,later on in life if you are both planning to retire na ay pwedi e benta ang condo at bumili ng maliit na bungalow house sa province which is much more peaceful and less chaotic than Manila.Just my two cents po.Thanks.

      by the way,we just bought 2 BR condo unit 5 yrs ago which is 5 minute walk away to the town center where it has everything from supermarkets,bakeries,cafe and resto, banks,flower shop, barber shop and hair salon and of course train station.It is also an 8 mins.walk to my gym and a stone throw away from Anytime Fitness gym (but not a member yet).It is less than 10 mins.drive to a mall here and 12 mins.drive to hospital and same travel time to my son's school and our work place.This convenient location allows us to spend more quality time as a family and gives us more time to rest and relax as well.Furthermore,I hate long hours of driving specially through traffic!

    pag bumili ka ng condo, investor ka lang sa "project", yun ngang condo. certificate lang ang hawak mo na katunayan ikaw ang may karapatan dun sa unit na binayaran mo. ok lang ang condo sa mga "working" at may mga anak na pinag-aaral na malapit sa location ng office at school. pag lumindol at nagiba ang building, "goodbye investment."

    maliit lang na lupa ang kailangan para ilibing ang tao..yun ang kahahantungan ng lahat..kahit marami ka pang bahay at lupa at nagbibilang ka ng condo,sa kahon din ang bagsak ng tao. Maiiwang mabubulok ang lahat ng iyan dito sa lupa..kaya maging masaya ka na lang kung saan ka ngayon dahil hindi permanente yn..

    Ang bahay at lupa sa mga ofw is good kung tayo ay mag reretired na . Kasi kung minsan bumili nga tayo ng house and lot pero wala naman titira magpapatira tayo pero sa atin din ang maintenance ng house🤔🙄 ang condo good for investment parentahan while still working out of the country . Best location close sa lahat walking distance marami ang gustong uupa. You're right convenient na ang importante.

    Pag bibili ka ng condo piliin mo hindi yung mga high rise. When time comes na delaplidated na ang building at may gustong bumili ng lupa kung saan nakatirik ang condo mo, kung saan ggawa uli ng panibagong condo units at kung lifetime ownership kau pwede kng mgbigyan ng panibagong unit for free kgaya dito sa ibang bansa. Pero mas mainam pa rin ang house and lot

    Sa Condo, nag stay ako sa 7th floor. Ok naman tahimik makikita mo yoong ibaba. Gagalaw ka sa room mo tapos sa kusinang maliit tapos sa salas mabo bored ka doon na naman ulit sa kwarto mo, kubeta, bihis at punta sa opisina, a year napromote ako sa 20th floor nagstay, naks, lapit nako sa heaven, daming birds parehas pa rin ang galawan..kaso heto na, darating at darating ang pagiisip mo sa sitwasyon nato: .. what "IF" mayroon malaking sunog, what IF may grabeng lindol...what IF biglang brown out, alang tubig.-taranta ka syempre....what IF may magnanakaw-hindi mo maggamit ang flying kick mo baka mmaya mahuhulog ka pa sa bintana-PAKTAY!!..pang ilan laang tong WORST NIGHTMAREs kapag titira ka dito- experience ko ito sa Plaza Mt Kiara, KL, Malaysia...whilst sa house and lot...WOW!!! so many ADVANTAGES..hindi kkasya d2 kapag pa-isa isa kung banggitin...sa akin lamang ito....

    Depende yan kung property investment or paupahan recommend ko Condo . Dues? May swimming pool, security, gardener, gym saan ka pa. Yan yung dues diba kpag may bhay ka wla nmang swimming pool at kung meron man magbayad pa rin sa tga linis

    I prefer house and lot. I own 150sq.m. in Sto Tomas Batangas with overlooking view of Mt. Makiling every morning. You can feel the freshness of the surrounding right off your doorstep.

    Siguro condo para iparenta (yon lang after sa mga charges sa kung ano ano diyan mayroon pa kayang matitira?...), bahay at lupa kung mag retire na, located sa small town na malapit sa lahat lahat kagaya ng airport, hospital, supermarket, 45 minutes drive sa seaside etc. Dapat yong low crime rate

    Im surprised the leasehold there in PI is only 50 years, it means kahit bayad mo na yan after 50 years babalik ang unit kay developer, this is one factor to think about. If you have a high disposable income, go for a condo but if you dont, house & lot is always the best option

    How about in case of existence of fire? condo is subject to more occurrence of fire than house and lot because more tenants of different attitudes are living within the building.

    House and Lot. Meron ka ng bahay, meron ka png lote. Ok dn naman security sa subdivision kasi merong guard and 24/7 security. Meron din swimming pool sa ibang subdivisions depende sa makukuha mo. Fresh pa ang air dun sa alam kng subdivision. Pwede maglagay ng garden at merong parks and playground. Malapit pa as convenient stores, mall, grocery and resorts. Resorts? Yes. And art galleries. Pag gusto ninyo ng house and lot, ask nio lng ako.

      Sa Antipolo po ba ito? hehehe. Tama kung safety at convenience, Marami naman na subdivision ang safe dahil sa limited ang gate access at cctv facility. Sa ngayon 100-150k madali makabili ng sasakyan or motor na mas mura pa kung kelangan may bilhin sa labas.

    Well, dati gusto ko house and lot kc gusto ko magtanim tanim. Pero napag isip isip ko, tulad ko na madalas mag isa kc nasa abroad asawa ko. Mas secure ang condo. Pag mainit ang panahon anytime pede ka mag swimming di mo na need lumayo pa at mag hanap ng beach, malapit sa mga supermarkets, malls etc. Kung gusto mo naman mag tanim magagawan yan ng paraan.Pero syempre kanya kanyang gusto yan. Nasa tao pa rin.

    People are comparing house and lot vs condos like h&l never deteriorate. Di ba tumutulo ang bubong ng bahay? Di ba nagkakaroon ng bitak? Di ba rumurupok ang mga kahoy? Then u will hire people to fix the problem, buy construction materials. Di ba guguho ang bahay sa lindol o malakas na lindol. Lahat po yan pagdadaanan ng property mo whether nasan ka man. Yun lang walang pool sa bibilhin mong h&l, walang gym, walang playground, walang lrt station paglabas, walang grocery sa ibaba ng bahay, walang condo rules sa h&l, if me videokekan sa kapitbahay at maiingayan ka, pwes magtiis ka, or sa baranggay ka na magreklamo,

    Well, iba2 tayo ng needs and wants. For me, for lifetime investment, house and lot in the place of your choice. If you love nature, sa mga provinces. And a condo either you rent or rent to own depende sa capacity mo monetarily. Time and money ang may say dito. If we can have both better.

I am a minimalist Kaya ok lng sakin Ang maliit na space...for me mas gusto Ang condo kasi mas peaceful na kami ngayon...

    Condo. Dalawa lang kami ng anak ko (16yo) and my work is very unpredictable sometimes i go out in the middle of the night or madaling araw. And i am confident that i can leave my son alone sa condo dahil sa mga security guard. And he can buy his own food near the mall if late nko mkauwi and i cant cook dinner anymore.

    Para sa akin I preferred house and lot, kasi mahilig akong magtanim, mag alaga ng mga hayop, mag jogging sa loob ng subdivision, fresh air, kaya nga tayo nagtatrabaho para mabuhay at di masakal ng polusyon at masikip na pamumuhay sa syudad, isa pa may panghahawakan akong land title ako.

    Nagbigay ka sana ng specific example, di yung puro na lang depende. Ano pakinabang ng analysis mo e depende ka ng depende diyan. Siyempre lahat ng bagay, depende. sa situwasyon. Ngayon kung may specific example, may pakinabang. Halimbawa, magkano budget, ilang tao tititra, growing famiy ba, retired na ba o nagtatrabaho pa, handy ka ba, etc.

    Of course, house and lot. If condo, you have to share the land space. Tapos if nasunugan ang isang room damay damay na. But if house and lot, you have your own private land. Tapos you can build and rebuild your house. You cant do that with a condo.

    I'm a retired healthcare provider and US Military Veteran. I have lived in 4BR and 4 bathrooms 2 car garage. I bought a Condo fit for two outside Metro Manila. Just enough space. I'm done with big maintenance cost of a SFH. At this age, I am satisfied living just enough. Bottomline, whatever floats your boat. Do It.

    Condo = high payments, unstable or depreciating value. = good security, well mannered people (sometimes) clean surrounding and amenities. Thats a condo if you like that then buy one. It is not an investment.

    Condo- mahal ang pagka bili maliit ang loob limit ang tao na pwding matulog sayu kasi maliit ang space, may mga rules rules pah.
    House and lot- dalhin mo baranggay patulugin mo sa loob ng bahay mo , pati back yard mo lagyan mo ng stage pang party... 😂😂😂😂😂 Ikaw pa ang boss.
