This all depend on your area but renting a home and keeping white appliances didn’t work for me in GA. It was hard to sell due to that color. Again it depends on your area and Austin might differ. Just by adding black appliances we were able to maximize our return by changing out appliances from white. White looks old and as it ages it changes to a yellow undertone. Purchased over 32 homes and apartments. Sold 12 house after flip and 1 apartment building which has 14 apartments. Now we have 3 duplexes, 7 single home rentals and 2 apt buildings as rentals.
There is a shortage of affordable rentals nationwide. If someone needs to rent a home, white appliances will just have to do. No one complained about white appliances until this social media age.

First of all, can I just say that Chef Toni looks phenomenal?! Also, love how the rental property is coming along. So many great updates. Can’t wait to see it finished!
They have gutter systems where you can water plants with the gutter water. You would put plants on either side of the medium size planter and run your rain gutter through the middle with holes so the water can water each plant.
I would try to get discounted stainless appliances just to help it not seem like the place got the “landlord special” and will help with the resale value eventually if you sell it.white appliances look tacky and cheap and brings down whatever else you did to the home. AND you can charge more for rent ! LAST THING adding pulls to the cabinets will prevent the color from chipping and getting dirty form people having to touch the cabinet to open it. Less work for you in the long run when renters move out and cleaning the apartment after and prolonging the live of the color you paint the cabinets.
When you're doing a renovation job to sell/rent, it's always good to give the interior a fresh coat of paint, preferably white/off- white! Thanks for the update.

They're both in really good condition so it felt like a waste to switch them out right away. Trust me, I dont love the look of them...but as far as functionality, they still have a couple years left in em! I plan to keep and rent this property for a longgg time so i know eventually i will switch them out. Might even have to do that a few times depending on wear and tear over the years! So we just didnt feel like i needed to do that immediately. Wanna make it stretch. UNLESS i end up having trouble getting renters because of it...then we can definitely reconsider! It's a quick/easy change.

The raised bed trellis idea is so good!!! And it’s feasible!!!! Also I recommend getting a new fridge for the new rental house, preferably one that’s sliver/ chrome, I know it’s something simple but people really look at that! From my own personal experience and from my rental properties its almost guarantees rental interest.

It’s doable you need more plants. Don’t waste ⏰&💰getting individual pots just do a custom build along the wall. Get trellises that matches the wood and colour you pick and it will work. Just make sure your trellis finishes about 1ft higher than the wall. And your sorted ☺️

Everything is coming together so nicely. You may want to consider a flexible gutter extension so that you can bring the water out from the foundation of the house and then turn it so it runs along the grass. Thanks for sharing your hard work.
Good luck with the Star Jasmine in the Texas heat. I’m in AZ. I planted two in my side yard weeks ago. One has died. The other is still alive but struggling. 😩 If they don’t do well, you may end up with a lot of leaves in your yard and pool.

Hi Raven, that clear blade fan is actually different and modern looking! Unless its not working I wood reuse it in the laundry room at least. And the primary bedroom you can get a new light hub for the existing fan if it’s cheaper or get a fandelier
Those white appliances are dated the more upgrades the higher you can maximize on the rent amount. I know you can’t go crazy like if you’re going to be living there but sometimes you got to see the bigger picture $$$ Definitely a good paint job maybe basic white it’s crisp and clean.
When you’re done renovating you should do a tip/advice video on purchasing homes, decorating and what to expect. I’m 22 and have a plan since I’ve been 20 I’ve been focusing on building credit and career now that I’m 22 I working hard on saving and finding a career path so by time I’m 25 I what to start looking for a home but I heard many different experiences by many people.

I would like to suggest to do some research on getting a new gutter system. I’m in the process of installing my moms roof gutters and I’ve learned soooo much. For example having water hit the side of your home can cause water damage.

For the gutter runoff t0 the side: since you're building a wall there that'll house plants, cpuld you divert some of that water to actually water those plants, then the rest runoff down the little slope to come out like you're orginally planning? (I hope that makes sense.)

Once you put the holley plant in a bigger pot, it's gonna grow anyway. You don't want it to start off too big because then you can't shape it how you want to. Also, for security purposes, you don't want to put a tall bush in front of your window anyway.
