Great town, and the house, visually straight on, looks great. And has great location.
Now lets get some peopling living in that ghost town.
The tip that I would add is to hire a designer. I tell people, I'm an applicator, I know the material, tools and how to adjust to site conditions. I'm not a designer. So even if you are a really good DIY person, consider hiring a designer. They know space, balance, color texture and material. I guarantee, you'll get a better job at the end of it.

Too really embrace the full potential of that house, a gut job is the way to go and you would have a spectacular house.

Better than that…. It was an unusually full bar. All the classics plus a full range of hard liquors. Tequila, Mezcal, rums, vodkas…
Normally they have just gin and some herbal liquors.

Great place! Will you be touring any properties with a sea view? Doesn’t need to be on the water but you can view it from the property? Realizing they may be more expensive however location and water are key for me and I would rather have a small house with a water view (it can even be from a rooftop terrace) that needs some TLC in a great location than a bigger property/bigger house with upkeep and yard work and need 40 months to renovate. hey Brad what is the costs of windows like for example the kitchen one with a decent mid range dual panel window, do you have a pic or costs of those
About €400 installed if you were doing the whole house. Look up OBI Italy in a Google search and look for windows. Lots will come up.

No. I think it was separated from the property at some point. Everything that was gray down below, the yellow was not included. But maybe you could buy it separately…
That asking price is ridiculously high considering that requires huge renovations. I suspect that also the roof needs to be fixed and that will be a massive expense. There are better deals in the same Tuscia area in far better conditions. I wouldn't even buy it for 20k.

I don't think that the renovations will be massive. Massive is the stupid €1 houses that people buy and need to put back walls and roofs just to get started.
This needs electrical updating and maybe some plumbing work. But with only the kitchen and 1 bath that can't be "massive". As for the roof, I saw zero signs of leakage or water stains. So I doubt the roof has failed and needs to be replaced. Checked?? Of course. Maintained? Probably. Replaced?!? Doubt it.
I thought the house was well positioned if you wanted to be in the heart of Celleno. Needs about €20K in renovations if you can so it yourself IMHO.
Brad, was this place [The original place] shalen to pieces by an earthquake? Some of these places in central Italy got destroyed and never re-built, but their ruins are there as a footprint as to what was.
No. It was time and neglect. This part of Italy doesn’t have a lot of seismic activity.
You are thinking of places like Abruzzo. That is a hot zone. Anything in the central spine of the country. Molise too…. L’Aquila 2009… 😓
Like the others, I too think that 79,000 Euros is too much for this house as it needs a lot of work. Anytime you start touching plumbing, electrical, roofing etc., it will cost a lot. Where is your wife from as I don't believe I can pick up an Italian accent. I am Italian and speak it so I know most dialects.

No... It's smack dab in the middle of town and didn't have a garden. Lot's of other properties around that are in the country and have more space then you would know what to do with!

It is a classic Italian home. Stairs in middle. It’s only an about 1200 sq ft.
