I just have one small question regarding the SA where Lois gets £140 a month for 20 days a month. I simply don’t understand how that’s possible? 20 x 12 is 240 days a year. Lars if you mean the 90 days rule, it only applies to London, besides you can always apply for a licences to convert your airbnb to an official short let, some councils in London may say no, some may say yes, i hope i answered your question the 20 days i think you may mean, sometimes just 20 days of the month can help you make money, meaning 705 of the month roughly so yuo do not need to rent the property the full 30% to make a profit, sometimes even 50% of the month or 15 days can be fine to make profit,

There is no rule in my area for how many nights these guys can stay. They may extend if there job is incomplete. I do believe there is a 90 day rule in the London areas. Hope this helps.

Right Samuel, R2R isn't really a thing locally here in Ayrshire, Scotland. HMOs are also not a thing here. There are no Hospitals, University, College etc etc. I need to set a fire under my arse to get my journey going.

Lois your profit margins are huge for rent to rent. My calculations usually workout abit less around 500 to 700 max and that's on a great deal. Which area are you doing deals in do you mind me asking? And how much rent do you charge ?

Hiya Rachel I have noticed just lately we tend to have one room empty on the HMO side of things and with the SA it’s pretty good. Lots of last minute but longer term bookings especially with covid occupancy has certainly been at the highest.

Hiya, my rooms are not priced at £625 but I see how you may have come to the figure. Not all of the income comes from HMOS but serviced accommodation too as discussed in the interview. Rent to rent is a great way to get started in property and a cash flow generating strategy which will allow me to move on to a longer term strategy in the near future. Maria with Covid a lot of bookings are last minute. I only have two SA units one which isn’t live yet and I only took two weeks ago. The other SA was set to be empty this week but we got a last minute four night and a one night for the weekend. Repeat customers from the previous week. Hope this helps. My SA have always been directed to contractors/key workers and are not high end or luxury therefore the people struggling might be because they have a different target market all together

so shes charging 625 per room per month. Seems alot of money to charge. Not knocking it though.
It's not a good long term strategy for income.
