    20% vacancy rate? i don't believe it, if you look around condos in Manila mostly probably 40-50% vacant

    China Pogo have left. They will be massive drop in property price soon. Oversuppy is the word. Also the crazy price. So many empty condos. And if the coming recession hits Manila, all landlord will not be able to pay the financing.

      When the city is developed prices go up also the land does not grow. So the demand will always be there.

    It's not over supply, it's overpriced. I have a two bedroom apartment here in Canada twice bigger than condos in BGC which costs three times lower. One of these days real properties in the Philippines will burst. Real properties goes hand and hand with reliable infrastratures. Philippines has so many buildings but very behind when it comes to infrastructures..it still very hard to go around the Philippines...specially in Manila.

      property can depend It’s also heavily influenced by the location, especially if it’s within a mass development masterplan area that has already been developed and only the remaining available lot area is being built upon. The cost of constructing high-rise buildings in the city center can be higher due to various factors such as land value, construction complexities, and regulatory requirements. Additionally, the proximity to upcoming infrastructure projects, like a subway that will be within walking distance, can also significantly influence the cost. Especially when buying a house and lot in a subdivision located in the middle of the highest business center, the cost can be significantly higher due to the prime location and the value it brings. However, if you choose to buy outside the master plan area, the cost might be lower as these areas are typically less developed and may not have the same level of infrastructure and amenities.

    The 10 richest cities in the Philippines is Quezon Makati Manila Pasig Taguig Paranaque & so on. Demand will always be there it's not overpriced.

      I would say with 150 square meter lots at 30,000 pesos per square meter, Nuvali Santa Rosa is way overpriced and you need ladder just to reach the second story. Manila is even worse.

    Iloilo City and Bacolod it is!
    Cebu has limited flat land and the mountains are being destroyed by the rich already.
    Davao is so big. It has to be divided for the LGU to better manage it.
