    Good info. Our family moved to Vancouver, Wa. in 2018 right before Covid outbreak and found Camas to be quite expensive. We did buy a home of 3,000 sq. feet in Sherwood Heights for 500K, but it is an older home. One of our daughters will be relocating to Vancouver in a few years and we'll see what the prices are like then. I'll mention your name to her! Thanks for sharing this video.

    Nice details Hal! I think it's worth mentioning in connection with Camas shopping -- Lutz Hardware, somewhat in the traditional hardware store vein with an impressive array of stuff, could be a convenient resource for some folks.

    Well done my friend. I personally know many transplants in Camas and I really like going downtown for antiques and restaurants in Camas. I believe you nailed it. I love that you mentioned that there is no perfect school anywhere, but the interesting thing about school districts to me is that it is a self fulfilling prophecy..... what I mean by that is that parents who are concerned about the school quality and seek out the better schools and pay for the privilege will very likely be the same parents who get involved in that school which helps with energy and funds and this creates a great environment and a good school.

    Interesting how the taxes are MUCH less for the Camas home. Is that based on a older/lower sale price, or are property taxes that much lower there?

    Thank you for all the information. Personally, the mention for number 3 was a big factor not to live in Camas. I am glad that we are living in the area that we are now.

    The only thing that you left out in my mind was if you are going to live on top of a hill in Camas there are going to be times that the wind is going to BLOW REALLY HARD and that same wind is very COLD since it comes down the Gorge and off the mountains it also means that the Gorge FREEZES up sometimes and is subject to closures due to ICE. Having said that if it gets cold enough to snow then it is likely your area will freeze which means ice on the roads and dangerous hills to travel. Generally there is NOT a lot of snow that is on the ground for long periods but it can happen. I don't know Camas so I am not sure if there are roads that are flat to use in the snow and ice. I was raised in Portland and now live in Vancouver so I have seen some real bad weather in my lifetime.

    When I've searchin zillow, I've seen exactly same things about schools - in Camas school rating much better, than in Camas, but almost same as in Ridgefield. I don't have a kids or family, and don't wanna buy a house on street without at least few acres of land and, of course, no HOA. In Portland, most luxorious area is Portland heights, in my opinion. I'm truckdriver, but, when I stay home, I work on amazon flex and visited so much locations that very few other can imagine. Heights above downtown number one, then Happy Valley and may be Oswego lake

    Interesting. I grew up in the area and it sounds like things have shifted up in Camas. Wasn't like that in the 80's.

    To people who are acclimated to city life or if you come from a big modern city, Camas and its bubble surrounding areas are unwelcoming of transplants. It is slowly changing though because there are more transplants! If you've heard of the Seattle freeze, the essence of it is the same. It is also not diverse and the cars generally do not know how to keep right, they are always towards the middle. Cars generally also do not give way to pedestrians, and they will cut you off when you are backing up even if you are in the middle of backing up already.

    shopping is a big downer for this area very frumpy. You nailed it with Camas but it is amazing. The whole Vancouver Wa area needs better shopping.

    You talked about crime in your Vancouver video, however, you never mentioned anything about that here. That is the most important issue that I am concerned about! Would you please elaborate!

      Camas is one of the safest cities in all of Washington State! I didn't mention it in this video because it's something that everyone talks about and this video is focused on things that people don't talk about when it comes to Camas.     I just googled and saw that the median price is $958 K which is much higher than you said. Why such a discrepancy?

      This video is more than a year old & I only showcased the 2 properties to illustrate the price difference I see between comparable homes from Vancouver to Camas, which is usually a price increase of $100-150k. Also, Google doesn't pull directly from the MLS - sometimes it pulls from other sources. Many sources online are inaccurate. It also can vary based quite a bit based on the time period you pull especially since we have such low inventory. For instance, if we look at the last 12 months (Nov 2023-Oct 2024), there have been 616 detached homes sold with a median price of $824,000. If you take the same criteria and look at only Dec 2023 there were 18 total sales in Camas with a median price of $540,000, but last month Oct 2024 there were 47 sales with a median price of $908,000. With such a small volume of sales the swings can be drastic, but you can still find similar homes to the example I shared. I just had client go under contract this week on a 3 bed/2.5 bath almost 2,000 sq ft home built in 2012 in Camas for $650k & I negotiated a $10k credit for my Buyers on that one. So far this year, we're averaging 4.92% or $36,047 savings for each Buyer client - it's been a friendly market to Buyers in 2024, but I expect 2025 will shift back to Sellers a bit more (we'll see).     Why would you have to do private school in Vancouver but not in Camas?

      You absolutely wouldn't have to. I think we have great schools in Vancouver. That being said, for some of my clients, they would have put their kids in private if they weren't in the Camas school district. It's just a personal preference.       Lived there for a few years recently. Yes the high school is outstanding. Yes there is status concerns, and the have and have nots. As a small isolated town, Camas gossip is rampant. None of my kids decided to stay after high school, which tells you something. It’s also got a religiously judgmental vibe. A good option for schools in Vancouver is Vancouver School for the Arts. So yes, for the most part I agree with you. It’s a small affluent town with not much to do but get in each others business. Thanks for tackling these subjects. People who have kids going to their schools should really do their specific research about race, academics, school clubs, gender, running start, ethnicity, sports, if these matter to your child. You might be surprised at what you discover. We don’t want children to be miserable. Camas is way different than Portland and not for everyone. I imagine you will remove this post. Hopefully whoever needs to read it will have done so.

      I just moved to Vancouver 1 month ago from CT the realitor said the public schools were better in Camas. I moved to 5 corners I will not stay in Vancouver for ever It’s a 3 yo 4 year job stop I will back to East coast

    Lake Oswego is a very SNOBBY place. The children act entitled and the residents look down their noses at everyone else. I drove the bus in Portland and out in L O and the people out there would walk by you and see if you asked about the fare and then they were huffy about paying it
