small downstairs "lounge" could probably be repurposed for a bedroom, same with the utility where the furnace sits, but overall not a well thought out arrangement, especially with such a huge space available and the money spent.

Until then, I must stand by my statement that it is a 2 bedroom property based on my extensive knowledge, training and experience in the property sector over the last 25 years. If a 3 bedroom house only has a downstairs lavatory, it does not become a 0 bedroom house.
