@@TomFerry his boldness was inspiring but the value of learning scripts and how to control a conversation with mirroring was a detail that made me realize I need to master my conversation skills. Also his video content sounds simple enough yet very valuable to a growing community like mine. I’ve needed some direction and I think some of the details of the video helped me to zero in on my weaknesses and inspired me to explore particular ideas that I may be good at.

Here's a question no one seems to be able to answer (not even my Tom Ferry coach). I am in the second home, high net worth, luxury real estate market. I crush it with Buyers ($20+m last year up from $18m year previous), but how the heck can I get Seller's attention? I do a beautiful monthly direct mailer market update to 500 owners in the area, but that is expensive and over the two years I've been doing it traction is less than impressive. Our assessor records do not include emails or phone numbers (and with no call laws can I really use 'free people search' to call those people?) Not only do my Sellers not live here (so targeted marketing with it's 40 mile radius limit doesn't work) but they often hold their homes in Trusts & LLC's too boot ....
