EC must be verified from the date of publication of original khatian published by Settlement/ Consolidation authority. The purchaser must verify EC taking account of original khatian no/ plot no & subsequent mutated khata no/ plot no sold/ transferred area from the original plot. EC- Means encumbrance certificate created in one original plot or no of transactions made so far during any period. Please state appropriate interpretations of terms used in revenue records.
If purchaser will not be able to😂 verify EC from the date of publication of Khatian & verify EC basing on khata no/ plot no displayed in mutation khatian, there is possibility of omission of transactions in such plot which have not be mutated. Further the title flow & right to such property can not be ascertained correctly if we do not verify the encumbrance from the original khatian / plot.
