When it comes with water it makes it more promising. I don’t know how well the road holds up when it rains I do think will need them rock for the driveway and gravel on the road. When building it’s the road that gets you home that counts or never will get there and if have a RV be careful on the way out there. Make sure creek doesn’t dry out or well. I like some elevation on land to build so when it snows or rains won’t sink

Nice place! Well could use some work. Looks like a portajohn neighborhood. 16 acres is not bad. They average about 4 to 8 inches of snow per year. Humidity runs 55-85% during summer. Tornadoes usually go around this area to the wrst and east mostly.
