I lived a couple blocks from this house when it was being built. As nice as it is, and as incredible the views, I wouldn't like how anyone can just sit there and stare back at you when you're on the lower level. It'd be a great party house, but as everyone knows who is on the strand at night, you can see a whole lot better into the well-lit strand houses.
thats the first thing i thought also, its way to open to the public. you could be sitting at the table below and a group of drunks could be like 5 feet away harrassing you or whatever, just people normally walking by and talking would be annoying. if i had 150m to spend on a property id want like 1000+ acres of land to have privacy. i couldnt imagine spending that much money and your house is so open to the public.
If you can afford a $150M beach house you can afford human security. I wouldn’t be concerned at all about the home being unsafe. That’s easily solved. What I’d be thinking more about is how crazy it is to buy a home for such a crazy about of money. The director of many Jim Carrey movies became mega-rich and bought big homes and many cars and after ten years he realised none of them brought him happiness, so he sold them all and now he lives in a smaller house and cycles his bicycle more. Living by the beach can be cool, but getting your priorities in life in order is probably most important. Just imagine the kinds of things you could do for that kind of money. Just because you can afford something doesn’t mean you should. I’d rather spend $10M on a smaller more unique home of my own design and use the remaining $140M of such an amount to help other deserving people in ways they needed. Imagine giving $500K to 280 up and coming entrepreneurs. Imagine finding struggling young families who need a hand up. You could help hundreds of people in ways that would change their lives. Excellent presentation as always - but given the very "public beach", walkway in front of the house, crowded neighborhood, oil refinery and airport close by and the dated feel of the house, the price seems insane compared to the exclusive feel north of Santa Monica. If you search Enes channel for Malibu - every single property looks better at about half or two-thirds the price.

The pool skylights are such a creative way to bring light to that bottom floor. Some of the older strand houses I've been in can feel pretty dark on the strand level, having pretty spartan bathrooms to wash of all the sand before entering the home and storage for all the beach accessories (umbrellas, volleyball nets, balls, surfboards, bikes, longboards etc.). That's if they weren't converted to a separate in-law suite.

The priceless ocean view from the backyard is truly amazing! The modern country style makes every space feel warm! That swimming pool is beautiful, and the tile pattern design brings great visual impact! It’s hard to imagine that a house can have such a big game room, it is definitely a paradise for children! Some places I have seen have partial white or light interior themes, and the other parts of the house have a dark or black interior theme in the same house. The transition is key for me.
The most wild information about this house (even though it is gorgeous AND oddly cozy AND full of character for such a luxurious space), are the following two things: 1. When this house was built, the neighborhood panicked and put restrictions in place to never allow a triple-lot build ever again. There can literally never be another one but this one, as this was the first (and now only) in Manhattan Beach. 2. The seller/owner of this house is a co-founder of TrueParity lol. I know some commentators dislike the proximity to the public area, but I actually think it’s part of the charm. I feel like the outdoor areas are isolated enough that they aren’t too on top of the street. The proximity to the beach is worth it to me. Just all the features make up for it. It reminds me of the vacation homes my family would rent in the summer when I was a kid. Granted this was usually in VA Beach or Ocean City, and not as opulent. But we always tried to find a place that was spacious, relaxing, with lots of outdoor space and walking distance to the beach/attractions. It was always a fun treat, and better than staying in a hotel.

I wonder if the home owners appreciate how amazing Enes and the team make their homes look. This home, on paper, is not my style. However, after watching the tour, I'm looking into lottery tickets. And I 100% love the correction about the water feature/urinal. More of those please! I do have to question the skylights to the shower below the pool. I'd hate to have guests over, enjoying the pool, to then look down and see me "cleaning up". Also, this would have been a great video to shoot/experiment in HDR. I have an HDR monitor, and the camera(s), unsurprisingly, had a lot of problems dealing with the extreme lighting differences with a lot of washed out areas between rooms.

I love the home, you can tell care went into it especially interior, but I've gotta be honest, even if I was obscenely wealthy, there is no way I'd want a house where the public walkway is just outside my first floor windows/front area. I get that the beach is a massive draw, being right there, but the privacy concern would put me off this property.
That's the South Bay/The Strand for you. All homes are like that there with some even having the bottom floor/deck just below strand level with pedestrians looking down into it. It's an incredible beach neighborhood.
According Zillow this house if for rent $120,000/month. But buying the house with this price would mean annual $1,672,000 property tax (i.e., monthly $139,362). Meaning, something is wrong here: do not buy it, just rent it.

Whenever I stay with friends in manhattan beach, I always think how nice a community it is and how great it would be to live there. No sure this particular house is the one I’d choose - the Strand (the street this one is on) is very busy and crowded. Looking forward to being back there next month for Christmas.
I find it odd that one of the most expensive homes in the world juts up to a public walkway where anyone could just go onto your property. Surely any person that has the wealth to live here needs more security than that.
Long time viewer, first time commenter. You guys do a great job. All the properties you feature are amazing, but in my view this is a masterpiece among masterpieces. When I hear "18,000 sq. ft. house," a gag a little. A lot of these houses don't use the space well at all. From living rooms that feel like hotel lobbies, to vast expanses of dead space, to disproportionate rooms (those 3,000 sq. ft. primary bedroom suites aren't livable at all), or just having duplicates of normal rooms just 'cuz, none of these sins appear in this house. There's a lot of space, but it all makes sense. This house seems to have been constructed for a real family, with room for extended family or friends. Perfect.
I think this house was designed as a B&B. Lots of half-baths and semi-private reading nooks, privacy doors to the office, and great beach views in a crowded neighborhood.

yeah it's a lot of space but doesn't feel like it and the price is crazy. Also when you have coastal flooding which happens often you will wish you didn't live there.

This is by far one of the more appealing homes you have shown. It is warm and inviting and full of quality workmanship. Nice that it isn't a stark white on white on white home. Even with the white walls there is warm color in the wood tones. Love. Location ain't bad either, lol.
My in-laws lived right down the Strand in MBch for over 20 years and I lived there for two of them. I got to see that view every single day. This house seems elevated enough off the sand level to avoid some of the downsides of living right on the beach, like sand fleas and sand blowing into the house. My in-laws home was single lot, three levels and really beautiful -- still is but this place is stunning and leaves me speechless. Three lots? Incredible. Great job, Enes and Mike.
I always wanted to see inside this home! Thank you so much for the tour!! Actually the house is on four lots, as one of the lots contained an apartment building (two lots). The house is really worth about 50 to 60 million. They are starting it off high, just like the guy did in Rolling Hills and he had way more money in the build than the price he ended up getting.
I love that we see so many luxurious homes on this channel, but it's pretty rare to have one as warm and welcoming at this beauty. The owners clearly have great taste.

I've ran by the house hundreds of times. First off, it always seemed like no one was there. Secondly, location is just amazing. Without showcasing how awesome Hermosa beach and Manhattan beach are within walking distance, it doesn't do the location justice. The location is why this house is so awesome. I'll also add, that if you have a decent job, you can live right by this place and live the life this house offers.
Ah this house. I remember it caused the neighbours to form a mansionization committee to prevent these monuments to outsized egos to be built again. And the owner certainly has to have a huge ego to ask $150million when no house in the Manhattan beach has sold for even a fifth of that
It's amazing! My favorite house in all of California. A couple points I would add is that this is the VERY best beach front property in the world when considering location. This property is 15 minutes from LAX, one hour proximity to most of LA, minutes to world class restaurants in MB, all with a corner lot.

Most of the prices you see on here are Owner Listed Prices. Not the real value or realistic value of the home. If someone was ever to purchase it, they would negotiate it down to a realistic price.
I may be in the minority here but, compared to all the other houses with their modern aesthetics, this one actually feels like something I'd love to live in. I have no idea if the insane price is actually realistic given the location etc. but just from the looks of it and the views, it might be my favorite house I've seen you tour so far.
In my opinion, this is a beautiful home. The architecture is a reminiscent mix of early heritage (1910) with a hint of art deco. It may be in a great location, but I certainly wouldn't pay 150 million for it, particularly because the fencing (security) is minimal.

After this house was built the local government passed a ordinance saying no house can be built on anything larger than a double lot. I don't think this house will sell anything near it's selling price and almost 100% sure it's going to either a Chinese or Arab billionaire.

Some places I have seen have partial white or light interior themes, and the other parts of the house have a dark or black interior theme in the same house. The transition is key for me.

The most wild information about this house (even though it is gorgeous AND oddly cozy AND full of character for such a luxurious space), are the following two things:
1. When this house was built, the neighborhood panicked and put restrictions in place to never allow a triple-lot build ever again. There can literally never be another one but this one, as this was the first (and now only) in Manhattan Beach.
2. The seller/owner of this house is a co-founder of TrueParity lol.

Same thing I was thinking. The price makes no sense. You're not getting a lot of land, and there's little privacy. Even the bathroom doors open right to public walkways.

I know some commentators dislike the proximity to the public area, but I actually think it’s part of the charm.
I feel like the outdoor areas are isolated enough that they aren’t too on top of the street. The proximity to the beach is worth it to me. Just all the features make up for it.
It reminds me of the vacation homes my family would rent in the summer when I was a kid.
Granted this was usually in VA Beach or Ocean City, and not as opulent.
But we always tried to find a place that was spacious, relaxing, with lots of outdoor space and walking distance to the beach/attractions. It was always a fun treat, and better than staying in a hotel.

I do have to question the skylights to the shower below the pool. I'd hate to have guests over, enjoying the pool, to then look down and see me "cleaning up".
Also, this would have been a great video to shoot/experiment in HDR. I have an HDR monitor, and the camera(s), unsurprisingly, had a lot of problems dealing with the extreme lighting differences with a lot of washed out areas between rooms.

I love it. A lot of natural materials, natural wood joinery gives timeless, cozy style. I like also the way the outside space is arranged.
If this was near Venice Beach or Malibu MAYBE $150. But not for Manhattan Beach. You see this with sellers in real estate who’ve built their dream house (at all wealth levels). They price it at what it’s worth to them, not always the market.

I love the home, you can tell care went into it especially interior, but I've gotta be honest, even if I was obscenely wealthy, there is no way I'd want a house where the public walkway is just outside my first floor windows/front area. I get that the beach is a massive draw, being right there, but the privacy concern would put me off this property.

That's the South Bay/The Strand for you. All homes are like that there with some even having the bottom floor/deck just below strand level with pedestrians looking down into it. It's an incredible beach neighborhood.

Whenever I stay with friends in manhattan beach, I always think how nice a community it is and how great it would be to live there. No sure this particular house is the one I’d choose - the Strand (the street this one is on) is very busy and crowded. Looking forward to being back there next month for Christmas.

I find it odd that one of the most expensive homes in the world juts up to a public walkway where anyone could just go onto your property. Surely any person that has the wealth to live here needs more security than that.

You guys do a great job. All the properties you feature are amazing, but in my view this is a masterpiece among masterpieces. When I hear "18,000 sq. ft. house," a gag a little. A lot of these houses don't use the space well at all. From living rooms that feel like hotel lobbies, to vast expanses of dead space, to disproportionate rooms (those 3,000 sq. ft. primary bedroom suites aren't livable at all), or just having duplicates of normal rooms just 'cuz, none of these sins appear in this house. There's a lot of space, but it all makes sense. This house seems to have been constructed for a real family, with room for extended family or friends. Perfect.

I think this house was designed as a B&B. Lots of half-baths and semi-private reading nooks, privacy doors to the office, and great beach views in a crowded neighborhood.

My in-laws lived right down the Strand in MBch for over 20 years and I lived there for two of them. I got to see that view every single day. This house seems elevated enough off the sand level to avoid some of the downsides of living right on the beach, like sand fleas and sand blowing into the house. My in-laws home was single lot, three levels and really beautiful -- still is but this place is stunning and leaves me speechless. Three lots? Incredible. Great job, Enes and Mike.

I always wanted to see inside this home! Thank you so much for the tour!! Actually the house is on four lots, as one of the lots contained an apartment building (two lots). The house is really worth about 50 to 60 million. They are starting it off high, just like the guy did in Rolling Hills and he had way more money in the build than the price he ended up getting.
I love that we see so many luxurious homes on this channel, but it's pretty rare to have one as warm and welcoming at this beauty. The owners clearly have great taste.

I've ran by the house hundreds of times. First off, it always seemed like no one was there. Secondly, location is just amazing.
Without showcasing how awesome Hermosa beach and Manhattan beach are within walking distance, it doesn't do the location justice. The location is why this house is so awesome.
I'll also add, that if you have a decent job, you can live right by this place and live the life this house offers.
Ah this house. I remember it caused the neighbours to form a mansionization committee to prevent these monuments to outsized egos to be built again. And the owner certainly has to have a huge ego to ask $150million when no house in the Manhattan beach has sold for even a fifth of that

It's amazing! My favorite house in all of California. A couple points I would add is that this is the VERY best beach front property in the world when considering location. This property is 15 minutes from LAX, one hour proximity to most of LA, minutes to world class restaurants in MB, all with a corner lot.

The house is obviously great, with lots of nice amenities, beautiful views, but anyone who can afford to buy a house for $150 million would need more privacy and more security. I've seen lots of better houses on your channel for 20-30 million, and the main feature for people who have that kind of money is privacy. That's why I think this house Is overpriced.

Most of the prices you see on here are Owner Listed Prices. Not the real value or realistic value of the home.
If someone was ever to purchase it, they would negotiate it down to a realistic price.
I may be in the minority here but, compared to all the other houses with their modern aesthetics, this one actually feels like something I'd love to live in. I have no idea if the insane price is actually realistic given the location etc. but just from the looks of it and the views, it might be my favorite house I've seen you tour so far.
In my opinion, this is a beautiful home. The architecture is a reminiscent mix of early heritage (1910) with a hint of art deco. It may be in a great location, but I certainly wouldn't pay 150 million for it, particularly because the fencing (security) is minimal.

for those who don't know this is on a triple lot on the beach front called the strand. After this house was built the local government passed a ordinance saying no house can be built on anything larger than a double lot. I don't think this house will sell anything near it's selling price and almost 100% sure it's going to either a Chinese or Arab billionaire.
