Buyers must learn to compute and compare investments Costs! of course, the realty company will not sell you at cost but plus, plus. All buyers please note, a P2.3M house if correctly build to standard will be a beauuutiful home! But I bet your actual purchase cost will be in the area of P8M (if 5 years to pay or roughly P135K monthly give-give ...). REAL investors know how to compute the cost of money! Average wage earners and OFWs may not be financially savvy enough, and therefore need “real” expertise from investment “experts” ... yong tunay na marunong sa pera! It depends. If you have time and know a trusted contractor and architect, for me building from scratch is better. If you need to quickly transfer and find a good deal for a house that is built already, that's also good. The risk really is finding a trusted contractor since there are a lot of incidents when they won't show up after paying a down payment.
