    If you have no money and bad credit nobody should be getting a mortgage period. This is insane and it's the one of the biggest reasons for the 2008 crash. No homeowner should ever live paycheque to paycheque and with no retirement savings.

    Well renting might be ineffective in the longer time frame..but renting rn so u can build ur credit score, stabilise ur fulltime, build emergency funds and take care of other financial problems and buying a house 1-2 after still sounds financially smart

    I think one of the questions you also have to ask yourself is: What is better? Negative equity or renting? Make sure you can carry the cost for 5 years at least.

      THIS. Low mortgage interest rates are not a guarantee for your entire amortization period. Buying with 0 down,your monthly payments will increase by a huge amount when interest goes up. This is a perfect recipe for being house poor.

      Simple never be late on a payment, setup pre authorized payments for your internet phone etc...use credit cards often but be disciplined pay in advance of the statement date. Do.it for.3 to 6 months and your credit score will improve drastically.

    If you have high mortgage rate, you are not really building any equity until a few years. On top of that, add downpayment interest. So bad idea to get a flex mortgage unless you really know it inside out and ready to take the toll.

    Does the monthly EMI go higher with no down payment mortgage? Can you give an example if one purchases a house worth 400000? monthly mortgage with and without down payment

      Hi Harnoor, If you are looking to buy a house between 700k to 800k then by law, you need at least 5% for $500K and 10% for any amount over $500K. In our opinion, more the better.

      I believe, when you are not PR or citizen, you have to pay 30% compared to a PR and Citizen who have to pay 5% down payment.
