Just my 2 ¢ here. When you do the steps for the porch bring the deck board out even with the other porch and add a complimentary railing to prevent falls.
It’s a northern thing. Heavy snow loads will break off an overhang. That’s why colonials had no overhangs. I’m down south, my house has 2’ overhangs and it makes the house look much more substantial and keeps the weather from beating the sides up as bad
The front porch would look cute if you put some of that cross hatched lattice between the columns, except the center walk-in area. And from the side columns to the house. Painting it white.

I'm not a house designer nor a handyman but looks like the front porch columns are not evenly spaced out. Probably done intentionally to align with the front door and the sidewalk, but having the narrower passage way in the middle may not be user-friendly? Just a thought if you do decide to redo them in the future.
I like this look better than wooden columns straight down to the concrete. It adds a design element to the front of the house that says "home." After all this is not a modern style house.
I've never understood the multiple front doors in older houses, In a small square footage house like that wall space and storage is a premium. I think I would have taken that door out walled it in and put a shelfing unit there so I have more storage for the small kitchen.
I have a square-cut log house and it's the worst of both worlds. It rots easier than stick framing, because of all the horizontal joints, and it's more cumbersome to fix.
Short story, I'm short on time and money. Finishing this house is the straightest line to getting some rent coming my way. It requires the least amount of work and money. Finishing this one will make finishing the $9000 house easier.
I think it's a good idea to sell this one now. It'll give you some spending cash and help have a lower stress life. Plus you can invest most of that cash.
I don't think he can or needs to use 1031 in this case, because this is/was his primary residence for a majority of the last 5 years - not a rental property. But he can use the primary residence gain exemption in this case and not pay any income tax on the gain. It would be interesting for him to use and cover his use of 1031 in the future though. I have not seen much practical application of it by normal, small-time investors on youtube, so it would be interesting to see him navigate that if possible.

if you have a constant moisture problem use marine paint. I like the brick. Add front shutters and put in front planters if you want charm.
