    I'm living in Europe and i dont know how and why TH-cam decided that this video can be useful for me(and i also don't know why i wached it) but i'm so impress how professional you are in your area. I have never meet realtors like you and it is sad:(
    But if i diside move to California in one day i know for who i will looking for😅

      I lived in every country but lichtenstein - 15 yrs before coming back, my fav will always be italy for diversity, welcome-ness, and basically sense of humor, food and countryside, amalfi! but if you do move to the states, nyc is more cosmopolitan before you assimilate~ and then onto another city~

      @@v.a.entertainment1889 I live here. There are none besides it being a little pricey. But you get what you pay for here unlike the so called "nice parts" of la like west LA / Fairfax etc. Pasadena is the best city in LA county hands down.

    Pro# 3, diverse culture and food, is easy to overlook. I lived in Pasadena for about 9 years and was impressed with its demographics. There’s a diverse population with highly educated younger professionals. In my last condo building in Pasadena we had engineers, lawyers, people in the medical field etc. The city also promotes an active lifestyle. Walking for exercise and leisure is common. I just moved to San Dimas and while I landed in an area with a great public school system and many shops, I’m in more of a suburban environment. My wife and I were walking around the neighborhood and we got what seemed to be puzzled looks lol. Also the demographics in my new neighborhood are more working class people that got into the neighborhood when it was more affordable and the area became affluent around them. Pros and cons but I definitely miss Pasadena!

    Pasadena is a good and peaceful place to live. Close to the frenetic energy of LA to visit any time, but calmer here, I feel a sense of sanity. Ive always considered it my home town and I love that it's close to so many places to go to.

      There have been a good amount of shooting in Pasadena a child was killed in a drive by last year. It has its bad side also

      im sorry but when you said frenetic? I am moving from nyc, so L.A was my original home, is a bit slow but im 70 now and looking for slow- Pasadena appeals mainly bc its calm but still has enuf actitivies to engage in~

    you nailed it. I love love love Pasadena. Lived there for nearly 3 years.. I had to move back east with the Pandemic, but I'm so glad I was able to experience this place when I could. There's nothing like it and it's so close to everything when you want a mini vacation. I used to drive up to Santa Barbara for example, all the time.

    The reason the schools suck is because all the wealthier areas send their kids to private school. The areas north of the 210 are more sketchy and there are gang issues and shootings/robberies tend to happen more frequently. Despite this, even in this area prices are on the high side compared to other areas but cheaper than south of the 210. Particularly NW Pasadena is pretty bad with crime being an ongoing issue, though the area around the rose bowl is nice. If you have children or plan to, better to buy a place in South Pas, San Marino, Temple City, Arcadia or La Canada. You're still close to Old Town, PCC, Cal Tech and JPL. Check to confirm which school district you are in as city boundaries and school district don't correspond.

      It’s not that Pasadena public schools are bad. Most clients feel Pasadena public schools just aren’t prestigious enough to warrant the housing cost here.

    You have not mentioned South Pasadena who I believe have a relatively good conservative public school. Give me your take on that. Give comments on San Gabriel schools and rental as well

      In my opinion South Pasadena has better schools but rent is more expensive especially when renting or buying bigger 3bd homes. It really depends on your financial strength and goals!

    I recently completed a partial home remodel on E. Howard. The homeowners have seen an increase in the value of 400k in 6 months. As far as permits for the renovations they are much easier to acquire than other states in which I work

    May be moving there with my then husband! I’m nervous cause we would be newly married, plus paying for University (just him) and I’m worried we won’t be able to find a place we can afford to stay, so I really appreciate these videos getting me more familiar with Pasadena! I’ve only lived along the East Coast of the US.

    I lived in Pasadena for 10 years before moving out of state. I loved it. Everything you need is there. I lived near Victory Park for 8 and at the Paseo Terraces for 2. I have no complaints. Pasadena public schools have always been iffy. It is a given you send your kids to private schools if you live in Pasadena. There was a big wind storm back in 2011 that knocked down many trees. Mortgages and rent are pretty high but that keeps it nice. It is the truth.

      I disagree wholeheartedly with your comment regarding the public school system in Pasadena. I’ve lived here my entire life and although it has never been ranked as high as some surrounding school districts, it is not a “given” that you send your kids to private school if you live in Pasadena. I and my childhood friends have all been financially successful in our endeavors. Like anything else in life, if you are willing to invest your efforts regardless if you get your education from the public school system or private, there will be positive results. My friends and I had no problems whatsoever getting into notable colleges. Private schools are not only overrated but are also not a true example of what the real world is like. Several of my friends that actually attended private school had culture shock once they attended college because of the limited exposure to different ethnicities and economic classes.

      @@GTO4 There isn’t anything wrong with schools in Pasadena but the current 3bd/2bth median home price is over $1M and buyers who spend that much usually want prestigious schools to go along with it.

      We've had a property in Pasadena for the past ten years or so and have most certainly noticed the uptick on homelessness and crime. Of course, this has been seen across a great deal of Los Angeles.

    I have lived in Pasadena for many years and it is a great city but there are some current issues here in the city. First there is a homeless problem around some parks, streets and Colorado Blvd. Another thing there is more crime, especially in certain areas, like north of the 210 freeway. Pasadena is great but it does have some serious problems.

      I am curious if you have ventured out to other areas in Los Angeles County recently? Homelessness is a very sad state of affairs in a county with so much wealth. But, compared to other cities, Pasadena homelessness is far less acute. Here, we also have Union Station Homeless Services, so no one ever has to go without food. Same with crime - sure we have areas where crime is concentrated such as north of the 210, but in general I’d have to disagree that we have serious problems. Of course, that depends on what your definition of serious is. In general living in Pasadena has been a wonderful experience for me, especially after living in concentrated crime-ridden areas such as West Hollywood and Hollywood, where homelessness is rampant.

      @@lesli3203 I agree other parts of L.A. are far worst in crime and homelessness but I have noticed a increase in homeless in Pasadena along the freeways with more fires. Also some shootings(possibly gang related) in Pasadena.

      @@johnmoreno96 that’s so true. Unfortunately it’s endemic in all of Los Angeles and even the entire west coast. I also believe the shootings are mostly gang related based on where they occur. But, in general we’re in ok shape compared to many other areas where tents, rampant drug use, and crime can’t be avoided. I think I was being defensive due to your choice of words “serious” 😉. Serious, I suppose, is all relative.

      Like every in Cali, Glendale , Eagle Rock even Alhambra have their own challenges related to crime. The SGV is one of the most beautiful places in California

    Pasadena was the best in 80s 90s and early 2000 then gentrification happened all the lovely wood bungalows and brick and stine building became stucco and cheap construction.

      There are still historical bungalow homes but the trend is moving away from those. Luxury Builders don’t think they’re fancy enough and they’re too expensive to build as an entry level home.

      @@livinginpasadena that's why developers are building multi family homes with cheaper materials . and even if a property is a historical landmark mist of of it is renovated. Very little is left untouched. What's historical about it if 30/40% is replaced with cheap material that is not original to the time period.

    Keep in mind, both Altadena and Sierra Madre has the same school district as Pasadena, which is Pasadena Unified School District.

    Pasadena is a phenomenal area, it's centrally located and the neighborhoods are beautiful. It really is cream of the crop when it comes to high-end neighborhoods in the greater Los Angeles area.

    There are bears there. I live in the Bay Area, I have a colleague who left Pasadena because of the huge bears. They drift into the back yards, and come after your pets. No way, I could deal with that!! I've never seen a bear in my entire life, other than on TV.

      Cost of rent is on the high side but there neighboring cities around that will allow you to enjoy lower rents like Alhambra, Arcadia, Temple City.

    YMMV when it comes to the weather. What are you comparing it to? I would say the weather is worse than many of its neighbors due to the fact that it’s right in the foothills. If it’s 85° in LA, you can be sure it’s nearing an oppressive 100° in Pasadena. So I would put the weather in the CON category relative to much of LA county.

      You're right! I have to admit it's been getting really hot lately. I only walk my dog in the morning and evenings before sunset so it's not too bad but going out around noon is pretty hot now.

    I bought a 1 bdrm. 1.5 bath condo at 125 N Allen Ave in Pasadena this last Sept. for $400k and I feel like I bought at bubble 2.0. I feel like the price can't possibly appreciate anymore over the next 5 years. So, I'm already thinking of selling for fear of prices might come down a bit within the next 5 years. No one has a crystal ball, but since you're a local agent, do you think prices will still appreciate, depreciate, or will stay flat considering the eventual ending moratorium and etc.?

      Congrats Elliott! I'm seeing lender appraisers not keeping up with property prices right now. I'm seeing buyer's having to borrow money from family to make up the difference. This is definitely not sustainable and I think prices will be a flat line soon. I don't see prices dropping because we have huge buyer demand, even after moratorium ends the supply won't be enough to satisfy demand.

      I think it will reach a peak at current prices and gradually decrease over time next year as rising interest rates makes monthly payments more expensive. I don’t think we will see a crash and see a sudden price decrease. Interest rates won’t stay low so If you locked in a good monthly payment you’re in a good position.

      @@livinginpasadena Low interest rate are baiting people into a mortgage that will haunt the buyer for 30 years, and that is not even including the property tax. Let's hope the inflation that is coming won't affect employment.

      @@pigjubby1 I actually think In 5-10 years people will look back and wish they had the payments they were able to lock in today. Its unlikely property prices in nice areas like Pasadena will drop low enough to actually to offset inflation and lower monthly payments.

    Standardized test scores are NOT how to compare schools. If the other districts had the same population, then use the test. But Pasadena is a small city with the population of a small city. The fact that white and privileged parents choose to segregate the schools make comparisons useless. Unless he has visited the campus and seen the amazing work of the educators of PUSD he is just criticizing something he knows nothing about. He should take a tour or talk to someone at PEF or PEN before making unfounded declarative statements in videos.

      I wholeheartedly agree! I know a parent of a Pasadena Poly student and she said the teachers there aren’t even credentialed by the state of CA and sometimes don’t even have a degree! She only sends her kids there to establish a network with the affluent kids so that they may establish relationships that will lead to high paying employment! Public school teachers are highly qualified. Pasadena also has the highest number of private schools which originated due to “white flight” to avoid integrating their children with children of color.

      Haha...the price of homes is largely caused by city policy. The city charges alot of fees and restricts you on size and height of buildings. I've heard it'll costs around $40K for a new home building permit.

    You provided a very objective overview of the pros and cons of Pasadena. As an east coaster I must say how I envy your weather, especially watching the Rose Parade every January. I've been studying up on the LA area and Pasadena has always intrigued me. It seems like a charming city. I'd like input from you or residents regarding public transportation options as I know Metro Rail has a line serving Pasadena, how reliable do residents find it? Someday I'll make it to your area and Pasadena is tops on my list.

      Sure! Public transportation is usually clean and reliable however Unless you live right next to a Metro or Bus stop, you usually have to anticipate 20-30 min walk from the stop to your home. There is a public van service called Metro Micro which helps but I haven’t tried it myself.

      For rooms for rent I would check with the Art Center school for student roommate Facebook groups and places4students.com.

    Born and raised in Los Angeles since 89. Pasadena is over populated and ridiculously expensive. Not worth it. Stay away

      Sorry to hear that! Since last year I've actually seen a surge of people from more expensive areas in Southern California move into Pasadena. I've also seen locals move North to Santa Clarita or East to Upland Ontario area. There will always be markets where people are financially stronger and weaker than you. If you position yourself to be in an area where you're stronger you'll have a better time.

      It’s more affordable if you are a california resident and attend public school. If you’re really gifted private colleges like Caltech and Art Center do offer scholarships.

    Pasadena is a nice place to look at! However, it is unaffordable to live there plus it cost more to eat then in LA. I miss Pasadena!

      Many people thought prices would decline as people worked remotely and moved to less expensive areas. This wasn’t the case for Pasadena as I saw people from more expensive areas move in.

    Move your families into Monrovia. The schools there pretty good.
    I lived in the Pasadena area for the majority of my life. Not all of the neighborhoods in Pasadena are good. Also, what the developers have done to areas like Walnut Avenue from Orange Grove to Allen Avenue looks rather sad.

      Diversity matters to much to me. What makes pasadena better is the diversity that aside from long beach is non existent at this level in LA county and the schools get a way less worse rap than deserving.

      You can remodel but if it requires permits it maybe be slow and expensive process.

      Most places close around 9:00-10:00pm. There are a few bars and pubs in Old Pasadena that open to 12:00am but they’re spread out around town making it difficult to pub crawl.

      Bears, coyotes, bobcats, raccoons, etc.. I lived here for ~40 years. Very conservative, no cholo graffiti, and a safe place to live. But, it may not be affordable to buy a house here. Over the past ~36 months, prices have gone through the roof. If you can afford it, it is a very nice neighborhood right next to San Marino. The Pasadena PD is just O.K..

      @@highlyfe600 well in the 80s it was pretty rough and most of the gangs in Pasadena coke from south la and Inglewood but Compton rappers would come to Pasadena and hang out with a lot of the guys here so I mean theres always been a connect with those cities and Dena but not much anymore

    I agree with what you said that’s why I usually recommend to friends to live in Eagle rock or Glendale if they’re going to be working in Pasadena... but I think Glendale has gone up in prices as well now

      @@angelauriu1588 I don’t understand that I think that’s kinda untrue at least in my opinion especially at Muir but there can be some good things that come out of the Pasadena public schools I just don’t think there better to go to than private schools in Pasadena which are some of the best in the state

      Horrible? Not at all they're actually good and way better than people say. Its just assumed that public schools with a significant amount of brown and black folks are bad. Pasadena is a great city

      @@v.a.entertainment1889 Have you toured any of our PUSD schools recently? I think things have changed quite a bit. My daughter's friend who is black just received an AA degree from PCC her junior year at Muir due to the availability of the Early College Magnet. Her other friend who is black was accepted to Brown University last year. Her friend who is Latino was accepted to Cal Poly Pomona last year. There are many, many more examples. Please tour the school and speak directly with current Muir students before you disparage its name any further.
