    Hi mam ang hirap kumuha ng dar clearance kahit hindi naman agricultural ang lupa na binili or bininta kailangan parin . Dating 65 ang filing fee ginawang 2000 ang bayad.

      Gud pm. Sir need nyo po muna mgpagawa ng power of atty para i-honor po nila na kayo ang ngalalakad ng mga papers. Parang authorization po un ng mother nyo. Then ask po ng list of requirements sa DAR para maclaim nyo po ung lot

      Pwede nyo po ifollow up sa DAR mam. Matagal po tlga. Minsan kasi natatabunan po ung papel lalo na pag wala ka kakilala sa loob.

      Hi mam. Depende po sa laki ng lupa. Pero ang pinaka-expensive ung tax talaga. You can check sa BIR website ung zoning value kung saan located ang property. You can compute from there.

      Hi. Sorry for the delay. Yes po pwede. You just need to inquire lang sa munisipyo. Pag more than 30sqm kasi ung ipapatayo, kailangan na ng building permit and other requirements.

      Hi. Dapat po shouldered by the seller. Pero depende po sa agreement ni seller and buyer. Ung price din po na babayaran sa dar clearance ay depende sa laki ng lot, sa location, etc..

      Hi mam. Based on experience, dapat po nakapangalan mismo dun sa owner ng lupa ung title before nyo po itransfer sa inyo. Hindi po pwede iderecho sa inyo.

      Hi. Hindi po ako expert dito but based po sa explanation sakin ng DAR nung kumuha ako ng clearance. Regardless kung gano kalaki ung lupa basta CLOA kailangan po kumuha ng DAR clearance. You can check sa DAR po para sure.

      Hi. Im not expert at this pero based po sa experience namin, ang explanation ng DA pag dw more than 1 hectare, magiging requirement na ang DAR clearance. Pero if CLOA kahit anong sukat hinahanapan tlga nila ng DAR clearance. Kasi ung samin pasture land ang description hindi na kme hinanapan ng DAR clearance kasi sakto 1 hectare ung lupa

      Hello Mam,
      Since the process of buying an agricultural land is very exhaustive, what would you recommend in terms of payment to the seller during the process.
      How or what would you suggest to buyer and the seller so both party meets in the middle? 2 years is a long time for the buyer to wait for the title to be transferred in his/her name.
      We almost went through a deal in Tarlac, but we backed out since there were so many unknowns. It was around the same time as the news of a couple that was murdered recently in Tarlac trying to purchase land.
      If at some point during the process is there a risk that the transfer would be denied?
      Also, during payment.. how would you suggest the actual payment transactions.

      Hello po. Sakin po 2 days lang. Pero kung nandun po ung signatory 1 day lanh makukuha nyo na. 1 thousand po binayad ko. Sila kasi mgcocompute nun. Basta dalin nyo lang po lahat ng docs like title, tax clearance, DOAS etc.
