There are definitely sellers around you within 10, 20, 50 miles that are scared and confused and behind on payments or lot rent to their mobile homes. Even a few hundred dollars or few thousand dollars would be a godsend to help save their credit and have them move on with their lives. There are definitely other situations that are affordable to get into, as well as wholesaling mobile homes, however stay positive, keep saving, keep asking questions and moving forward. Hi initia Phillips, Thank you for reaching out and connecting. I heard a long time ago that it's better to have a dozen ways to find one house, rather than one way to find a dozen homes. With that said you can absolutely go down to the local courthouse and you may find mobile homes with back taxes attached to real property and located inside a pre-existing mobile home parks. You can also find mobile homes for sale a few dozen other ways, however remember that when properties are for sale online or in the newspaper they are usually going for retail prices. No matter what mobile home you are looking at it is important to understand the seller and the mobile home, and make offers accordingly. There certainly methods to advertise and market that will work better than others, and the cost much less or are free compared to others. Over the important thing is to make a name for yourself and continue making offers to sellers moving forward. Sometimes we purchase from the state, directly from the park, the park manager, or the owner occupants inside. Or perhaps somebody else. However even a drivers license is not technically needed. If you will be selling homes, buying them, or brokering them then some states will ask you to become a mobile home dealer or mobile home retailer or broker. However to own the dirt you do not need a license. The park does need a license if it is an established mobile home park. However that is something different. Hope this helps and makes sense. I inherited 3 acres in Florida w/ a 4 bedroom double-wide on it. It needs serious renovation after being unoccupied for the last 6 years, except for the squatters that moved in and messed it up. The upsides? It has a power pole already, a well. I'm planning on installing a new septic system next to it, putting in a cement trailer pad, and buying outright a new single wide and dropping it on the property. I plan to use the $ from the new single wide to renovate the 4 bedrooms double wide. Then I can rent both out. Does this sound doable?

I was a bit hesitant while reading your comment that your idea would not be very realistic… However I'm happy to say that it does make sense and sound doable. Keep in mind that the monthly renting from the single wide will only bring in so much money for you to do repairs. It sounds like the double wide needs extensive work and it may take you months or more to do the rehab on this limited budget. Perhaps you could borrow some money and use the rental to pay off this loan. I'm not a big fan of loans however getting that double wide up and running and making money sooner rather than later is probably a wise idea. However depending on the condition perhaps bringing in another single wide in replace of the double wide may make more sense. Hope this helps and gives you something to think about. A mobile home with two bedrooms may be a good deal for $6000 in some areas, and in other areas it would be very expensive. It definitely depends on the home, condition, area, resale value, demand, park, qualifications, time of the year, and much more. Hi Andrew. Thanks for commenting. In your comment you mentioned "if" you could purchase mobile home parks. Desire, action, and some education is what is needed. You do not have to have a ton of capital however you do need to put a lot of pieces together in order to purchase the entire mobile home park. Hope this helps push you and encourages you to move forward with parks and mobile home sooner rather than later. I'm with you that most of the time I want to hold these parks for the foreseeable future and even pass them down to generations. With that in mind there are some mobile home parks that you will purchase with the intent of flipping them, just like you would flip a traditional home. Most parks we keep, however some of them are better off being improved and flipped for a good-sized profit. You can then move that profit into more mobile homes and parks. Sellers who will listen to your offer and may counter your offer as opposed to sellers who just say no to your offer, the first being the path of least resistance.
Hi WICKED WIZARD and Valerie Johnson. Thank you both for reaching out and connecting. I mentioned "the path of least resistance" a few times on this video. I mentioned once what I meant however I did mention this pretty quick in passing. Whenever I'm working with new folks, or in a new area myself, I want to understand who is selling what in my territory. Not just a five or 10 people, but everyone that is selling that fits my criteria... I want to know who they are, what they are selling, and why they are selling. Then from this point I want to make offers to almost everyone and move forward with the "path of least resistance". This "path of least resistance varies from investor to investor. Depending on your time, capital, money, risk tolerance, etc. your "path of least resistance" may be a mobile home that must be moved, a mobile home you can purchase for free that needs a lot of repairs, a beautiful mobile home that can be resold for cash, something you can purchase on payments, something without holding costs, or something completely different. However you first have to understand what is out there AND make offers to everyone accordingly before ever moving forward with the path of least resistance. They are successful and investing in individual mobile homes however they leave the city at least once a week and get into neighboring states and upstate New York where most of the deals are located. In some states a mobile home sales license will not be needed. In some states a mobile home sales license will be needed and the states will have different licensing requirements. You may need a local state address which can be obtained one of a few different ways. In short, if you are determined to be a mobile home dealer, investor, or salesperson then it is possible, however there will definitely be hurdles and challenges along the way. Thanks for commenting and watching.$5000 is a lot of money to get started with mobile home investing. Then again you can easily go through $5000 in a heartbeat. You want to use your money very very very wildly. Be very frugal with your money and you must know exactly what you are buying, the repairs, holding costs, exit strategy, and more. You will be able to purchase some homes and resell them for all cash. And you will also be able to wholesale some mobile homes for a cash profit as well. You will most likely be selling for all cash for now, and then you can eventually hold homes for long term payments after you have Sold 10 or more properties for cash in my opinion. You may be able to partner with a silent investor however $5000 is definitely a good chunk of change that will help some local mobile home sellers. You will obviously not be able to help everyone, however $5000 will definitely get your foot into the door with a number of motivated mobile home sellers locally. @@MobileHomeFormula I just searched TH-cam for mobile home investing to maybe get some info on the subject. I have a 2.5 acre property and I'm thinking of getting a mobile home unit and dragging it out to the back acre for some rental income. I'm not sure if it's even legally allowed in my area, but I am zoned rural residential. I was thinking about getting into real estate investing and getting a few rental properties, but I did some research and the rental market in my area just can't afford to pay high enough rent to even cover expenses of owning the home with 20% down payment. Everyone who owns a home in the area that isn't living in it, is selling at the top of the market right now, which makes sense. Why rent it out for less than it costs to own when you can sell it and put that money in an index fund? So the people who ARE renting in my area don't care about quality. They just want 3 bedrooms, 2 bathrooms, a roof that doesn't leak, plumbing that works, and affordable rent. So that's why I was looking into mobile homes. I know a guy who can move them, so I just need to figure out the legality, get the space ready, and keep an eye out for a good deal.

What sort of expenses am I going to be looking at to keep the unit in respectable condition, what's the expected lifespan of the unit, what are the processes and expenses of getting rid of the unit once it's degraded to a point where it just needs to get torn down?

I'm not sure what the two dollars you mentioned in the comment was about, however if you only have two dollars to begin investing in mobile homes I would encourage you to keep saving. While this business does take a little money to get started, it would be very wise to have just a couple thousand dollars saved and set to the side for mobile home investing purposes. On your first 10 or 20 deals you want to be reselling them for all cash or wholesaling them to keep raising cash to reinvest back in the more mobile homes. Keep reinvesting all of your profits into advertising and investing in more mobile homes until you have saved up enough money to begin holding onto them longer term or invest in other types of properties. A mobile home with two bedrooms may be a good deal for $6000 in some areas, and in other areas it would be very expensive. It definitely depends on the home, condition, area, resale value, demand, park, qualifications, time of the year, and much more. Hi Andrew. Thanks for commenting. In your comment you mentioned "if" you could purchase mobile home parks. Desire, action, and some education is what is needed. You do not have to have a ton of capital however you do need to put a lot of pieces together in order to purchase the entire mobile home park. Hope this helps push you and encourages you to move forward with parks and mobile home sooner rather than later. I'm with you that most of the time I want to hold these parks for the foreseeable future and even pass them down to generations. With that in mind there are some mobile home parks that you will purchase with the intent of flipping them, just like you would flip a traditional home. Most parks we keep, however some of them are better off being improved and flipped for a good-sized profit. You can then move that profit into more mobile homes and parks. Keep in mind that there might be local brokers around the country that are listing mobile home parks locally. However there are a few big websites that advertise mobile home parks nationwide. Sellers who will listen to your offer and may counter your offer as opposed to sellers who just say no to your offer, the first being the path of least resistance.
Hi WICKED WIZARD and Valerie Johnson. Thank you both for reaching out and connecting. I mentioned "the path of least resistance" a few times on this video. I mentioned once what I meant however I did mention this pretty quick in passing. Whenever I'm working with new folks, or in a new area myself, I want to understand who is selling what in my territory. Not just a five or 10 people, but everyone that is selling that fits my criteria... I want to know who they are, what they are selling, and why they are selling. Then from this point I want to make offers to almost everyone and move forward with the "path of least resistance". This "path of least resistance varies from investor to investor. Depending on your time, capital, money, risk tolerance, etc. your "path of least resistance" may be a mobile home that must be moved, a mobile home you can purchase for free that needs a lot of repairs, a beautiful mobile home that can be resold for cash, something you can purchase on payments, something without holding costs, or something completely different. However you first have to understand what is out there AND make offers to everyone accordingly before ever moving forward with the path of least resistance. They are successful and investing in individual mobile homes however they leave the city at least once a week and get into neighboring states and upstate New York where most of the deals are located. Again, you will not be doing this directly in the city but definitely traveling at least 45 minutes away. I hope this helps and starts to point you in the right direction. In some states a mobile home sales license will not be needed. In some states a mobile home sales license will be needed and the states will have different licensing requirements. You may need a local state address which can be obtained one of a few different ways. In short, if you are determined to be a mobile home dealer, investor, or salesperson then it is possible, however there will definitely be hurdles and challenges along the way. Thanks for commenting and watching.$5000 is a lot of money to get started with mobile home investing. Then again you can easily go through $5000 in a heartbeat. You want to use your money very very very wildly. Be very frugal with your money and you must know exactly what you are buying, the repairs, holding costs, exit strategy, and more. You will be able to purchase some homes and resell them for all cash. And you will also be able to wholesale some mobile homes for a cash profit as well. You will most likely be selling for all cash for now, and then you can eventually hold homes for long term payments after you have Sold 10 or more properties for cash in my opinion. You may be able to partner with a silent investor however $5000 is definitely a good chunk of change that will help some local mobile home sellers. You will obviously not be able to help everyone, however $5000 will definitely get your foot into the door with a number of motivated mobile home sellers locally. @@MobileHomeFormula I just searched TH-cam for mobile home investing to maybe get some info on the subject. I have a 2.5 acre property and I'm thinking of getting a mobile home unit and dragging it out to the back acre for some rental income.
I'm not sure if it's even legally allowed in my area, but I am zoned rural residential.
I was thinking about getting into real estate investing and getting a few rental properties, but I did some research and the rental market in my area just can't afford to pay high enough rent to even cover expenses of owning the home with 20% down payment. Everyone who owns a home in the area that isn't living in it, is selling at the top of the market right now, which makes sense. Why rent it out for less than it costs to own when you can sell it and put that money in an index fund?
So the people who ARE renting in my area don't care about quality. They just want 3 bedrooms, 2 bathrooms, a roof that doesn't leak, plumbing that works, and affordable rent.
So that's why I was looking into mobile homes. I know a guy who can move them, so I just need to figure out the legality, get the space ready, and keep an eye out for a good deal.

What sort of expenses am I going to be looking at to keep the unit in respectable condition, what's the expected lifespan of the unit, what are the processes and expenses of getting rid of the unit once it's degraded to a point where it just needs to get torn down?

I'm not sure what the two dollars you mentioned in the comment was about, however if you only have two dollars to begin investing in mobile homes I would encourage you to keep saving. While this business does take a little money to get started, it would be very wise to have just a couple thousand dollars saved and set to the side for mobile home investing purposes. On your first 10 or 20 deals you want to be reselling them for all cash or wholesaling them to keep raising cash to reinvest back in the more mobile homes. Keep reinvesting all of your profits into advertising and investing in more mobile homes until you have saved up enough money to begin holding onto them longer term or invest in other types of properties.
