Started listening to the podcasts 3 years ago and have been a dedicated listener while we get rid of our debt and about to buy our first property by the end of this year!     I wonder what about starting your own mobile park from 0. Right now is hard to find deals or to find mobile parks.

    How do you appraise a mobile home? How do you know if you are overpaying or underpaying on a lot or individual mobile home on a lot?

    The biggest thing I don't understand is why a park owner would not want POHs verses tenant owned homes. For apx twice the rental income. Brandon expresses this query too at 38:45

      Because of refi or at time of selling. Banks don’t count POH when lending also they depriciate in value so even if your cash flow increases, the value of the homes decrease + expenses when switching tenants

      He always comes in when buying a park thinking of where he has to take it to to sell it, he’s not planning on buying to keep for forever, so to be bankable for the future seller it has to be 80%+ occupied with if possible no POH

    Ok so almost every video I see about mobile home investing, actually talks about mobile home parks, rather than individual mobile homes. I guess that individual ones are not such a hot investment.

      The homes depreciate and are hard to get loans on, not a great investment. The money is in the land

    I don't think he knows his camera is on. He looks like he's looking out a window and just thinks his audio is being broadcasted. However, he owns 20,000 lots so there is a good chance he looks where the hell he wants to look and doesn't care.

    Apparently this mobile home park owner is not in the real world or does own any parks in Florida.. In Florida the lot rent is usually $500-$600-$700/per month

      Outside of Chicago land in the lovely suburbs here, the mobile home parks are getting $1,000 per pad baby!! And they are not afraid to charge it! Those parks are packed full

      Probably more like 200 minimum. Especially in the mobile home market where turn over is a little higher and repairs are more frequent.

    Very Intersting Interview. Then, my queston is: IF I Build New Mobile Homes and Put Thisin MY Mobile Park HOME, I CAN use the Depreciation for this type the Home? I.E. the IRS Permit the "Normal Home" have the Deprecition fot he 27,5 years for the Home Family and 39 for the Commercial Property. The MOBILE HOME have this Benefity if is the Property of the Proprietary of the LAND in the LAND PARK HOME?
